The gross yield from long-term rent in Tbilisi is about 7.2% a year before tax: students, families and visiting professionals keep demand steady all year round. Short lets in Batumi brought 7.4% in 2025 and 7.1% in the first quarter of 2026, with most of the income in July and August.

What costs to add to the property price
| Payment | Amount |
|---|---|
| Tax on buying a home | none |
| Registration of title in the Public Registry | $58 (150 lari) in 4 working days; $110 (270 lari) in 1 day, $140 (350 lari) on the day of filing |

| Report by an accredited appraiser | needed for residence |
| Residence permit application | $120, $180 or $240 (300, 450 or 600 lari) for 30, 20 or 10 days |
Data for 2026. Agent and translation fees depend on the deal; a manager calculates the total for a specific apartment.
In Georgia the apartment is checked in the Public Registry before the deposit
Mistakes cost more than the registration: a stalled construction project, an apartment with an encumbrance, and a valuation below $150,000 leaves you without a residence permit. Murblz support removes these risks: we find a property for the budget and goal, check the registry record and the developer, order the valuation before the deposit and take the deal through to registration of title.
The cost of support depends on the purchase budget and the goal - investment, relocation or residence; a manager calculates it in the chat.
Does buying give a residence permit
Yes. A home or commercial property worth more than $150,000 by valuation gives a 1-year short-term residence permit for the family, renewed while you own the property. The value is confirmed by an appraiser accredited by the national accreditation body, not by the contract price, so an apartment close to the threshold is valued before the deposit.
An investment from $300,000 is the basis for a 5-year investment residence permit for the whole family, and after 5 years of ownership a permanent one. To work for an employer or run your own business on a short-term residence permit, from 1 March 2026 you obtain a right to work; holders of the investment permit do not need it. Agricultural land does not qualify for residence. More on the page residence in Georgia.
How we find a property
- Budget and goal: investment, a home for relocation and residence, or both. The manager clarifies the city, district and how you will pay.
- A selection of real properties: apartments with the seller's price, floor area, finish and a yield calculation.
- Checks: an extract from the Public Registry, encumbrances, land status, the developer and the building permit, and for residence a valuation before the deposit.
- A remote deal by power of attorney: the contract, payment through a bank and registration of title in the Public Registry in 1-4 working days.
The manager sends the selection to the chat, with sellers' prices on the date of the selection.
