What yield letting brings
The gross yield on long-term letting in Ho Chi Minh City is about 4.2% a year before tax. A one-bedroom apartment in central Ho Chi Minh City rents for $600-1,200 a month, in Tay Ho in Hanoi for $700-1,200. A foreign owner lets the apartment under a lease and pays tax on the revenue, and apartments are rented by staff of foreign companies, teachers and families.
| Tax | Rate |
|---|---|
| Letting an apartment | no tax on revenue up to 1 billion dong, ~$39,000, a year; above that, 5% income tax and 5% VAT on revenue |
| Selling an apartment | 2% of the sale price, not of the gain; paid by the seller |
| Every year | tax on the land under the building at 0.03-0.15% of the cadastral value of the share, a nominal amount for an apartment |
Data for 2026: yield for Ho Chi Minh City; the country comparison is in the rental yield table.
A person becomes a Vietnamese tax resident after 183 days in the country in a year or by renting a home for 183 days or more, and then pays tax on worldwide income on a 5-35% scale. Rates and examples are on the page taxes in Vietnam.
What costs to add to the property price
| Payment | Amount |
|---|---|
| Registration fee | 0.5% of the price, on registration of ownership |
| Notarisation of the contract | on the resale market, at the state notary tariff based on the contract price |
| New build | 10% VAT already included in the price and 2% of the price to the building maintenance fund |
| Bank account in Vietnam | a foreign buyer's money passes through a Vietnamese bank, plus the bank's transfer fees |
| Building upkeep | a monthly fee per square metre to the management company, separate from taxes |
Data for 2026. In total about 0.5% of the price on top of a resale apartment and about 2.5% for a new build; agency and bank fees are paid separately. The manager calculates the total for a specific property.
In Vietnam an apartment is checked for the quota and the developer's documents before the deposit
Mistakes cost more than the transaction: a deposit on an apartment in a building where the foreign quota is already full, a project without the right to sell to foreigners, a developer's pledge on the apartment, money sent other than through a Vietnamese bank so that ownership is not registered. Murblz support removes these risks: we find an apartment for your budget and goal, check the project, the quota and pledges, agree the payment route and handle the transaction until the ownership certificate is issued in your name.
The cost of support depends on the purchase budget and the goal - letting or a home for yourself; the manager will calculate it in the chat.
An apartment for 50 years with an extension, up to 30% of a building
Under the 2023 Housing Law and Government Decree No. 95/2024, a foreigner buys an apartment only in a commercial housing project outside defence and security zones. Ownership is granted for 50 years from the certificate date and is extended once for another 50 years. Foreigners together may own no more than 30% of the apartments in one building, so the remaining quota is checked first; if the quota is full, the apartment is bought from another foreigner. The land belongs to the state.
Buying an apartment does not give a residence permit: a residence card is obtained through work, business investment or family, and long trips use the 90-day e-visa. For Russian citizens the difficulty lies not in the purchase but in payments: the money must pass through an account in a Vietnamese bank, and we agree the payment route before the deposit. The terms of each status are on the page residence in Vietnam, and the manager will send a selection of apartments for your goal to the chat.
How we select a property
- Budget and goal: letting or a home for yourself. The manager clarifies the city, area and type of building.
- Buyer documents: a passport with a valid visa or entry stamp and an account in a Vietnamese bank for the payment.
- A selection of real properties and a check: the developer's permits, the right to sell to foreigners, the remaining quota, pledges and debts on the apartment - before the deposit.
- The transaction: the contract before a notary or with the developer, payment through a Vietnamese bank and an ownership certificate in your name with the term of ownership.
The manager sends the selection to the chat, with sellers' prices on the date of the selection.
