The provincial average includes distant suburbs, so in central Istanbul districts a square metre costs twice the city average. That is why we price a property by district, not by city.

Income is reduced by the rental income tax at 15-40% (up to $1,200 a year from letting housing is tax-free), property tax of 0.1-0.6% a year, empty periods between tenants, repairs and furniture. Letting to tourists for up to 100 days requires a permit from the Ministry of Culture and Tourism, and in an apartment building the consent of all owners; the fine without a permit is about $3,700 per apartment.

Data for 2026. Appraisal and insurance depend on the property; a manager calculates the total costs for a specific apartment.

In Turkey the contract price and the appraisal must match

Mistakes here cost more than the fee: an appraisal below the threshold means no residence permit, an apartment in a district closed to new permits gives no status, and a deposit paid before the land registry check stays with the seller. Murblz support removes these risks: we find properties for the budget and goal, check the title and the developer, order the appraisal before the deposit and complete the deal at the land registry with an interpreter.

The cost of support depends on the purchase budget and the goal - income, residence or citizenship; a manager will calculate it in the chat.

Find a property for my budget

Does buying give a residence permit or citizenship

Yes, but only from $200,000. Since 16 October 2023 a short-term residence permit based on owning housing is granted only if the property is worth at least $200,000, in any city. The value is confirmed by a licensed appraiser's report, and the district must be open to new residence permits. Of the cards above, the apartments in Kadikoy and Besiktas meet the threshold.

Citizenship is granted for a purchase from $400,000 with a commitment not to sell the property for 3 years - a family apartment in Besiktas, for example, qualifies. Details are on the pages Turkey residence permit and citizenship of Turkey by investment.

How we find a property

  1. Budget and goal: rental income, residence, citizenship or a home for yourself. The manager clarifies the city, the holding period and how you will pay.
  2. A selection of real properties: apartments with the seller's price, floor area, layout and a yield calculation.
  3. Checks: title and debts in the land registry, the building permit, an appraisal of the market price before the deposit.
  4. A remote deal by power of attorney: tax number, bank account, money transfer, title transfer in the land registry and residence permit documents.

The manager sends the selection to the chat, with sellers' prices on the date of the selection.
