Sri Lanka: all programs

Citizenship, residence, taxes and visas for Sri Lanka - in one place. Not sure what fits? We help you choose the route and prepare the documents.

Sri Lanka in brief

Sri Lanka is an island nation in the Indian Ocean with about 22 million people. The official capital is Sri Jayawardenepura Kotte, but business life, the port, banks and most offices are in neighbouring Colombo. After the severe economic crisis of 2022 the country went through an International Monetary Fund programme, and by 2025-2026 the economy had recovered noticeably.

The island attracts with a warm climate, the ocean, affordable living and a large community of remote workers and surfers on the south coast. It has a remote work visa and moderate taxes for freelancers with foreign clients.

How to move in 2026

Long-term visas for a deposit or a homea deposit from $100,000 in a local bank or a flat from $75,000, a 5-10 year visa-
Work and businessa visa through an employer or a registered company-

For short trips an electronic travel authorisation is obtained online. Working for local companies on the remote work visa is not allowed.

The first 30 days and a 3-month budget

For a short stay you enter on an electronic travel authorisation obtained online before the trip. For a long stay, documents are prepared in advance: a police certificate no older than 3 months, international health insurance covering the island, and proof of work and income transfers. The remote work residence visa also requires the relevant ministry's recommendation and a medical check on the island.

In the first weeks you buy a local SIM card with your passport, rent a home and open an account with a local bank: foreign income is transferred to it, which is both a visa condition and the way to pay the reduced tax. A single person's budget for three months starts at $4,500: living costs with rent from $1,200 a month, a rental deposit and the $500 residence visa fee. Insurance and flights are counted separately. Each family member adds another $500 fee and insurance.

Long-term visas for a deposit or a home

For those who do not work remotely, Sri Lanka offers long visas for money placed in the country. A deposit of at least $100,000 with a local bank gives a 10-year visa, and after a year part of it can be withdrawn. A flat in an apartment building in a city from $200,000 also gives a 10-year visa, and in the suburbs from $75,000 a 5-year one. The money comes from abroad through a special inward investment account: that is the only way to take it back out legally later. We check the property and developer and prepare the documents for the bank and the immigration service.

Permanent residence and citizenship

There is no permanent residence in the usual sense and no simple naturalisation for foreigners: people live on renewable visas. Citizenship is obtained mainly by descent or, rarely, through marriage and long residence.

Property

Foreigners cannot own land but can buy a flat in an apartment building, while land for a villa is leased for up to 99 years. The most popular places are Colombo and the south coast from Galle to Mirissa, where many foreigners build or rent villas to live in and let to tourists.

Business and accounts

A company with foreign participation is registered through the state registry, and some activities need investment board approval. A bank account is opened with a visa and proof of address; to pay the reduced tax on fees from foreign clients, money must be received through a local bank. We help with personal accounts and property selection.

Banks and money

Banks are supervised by the Central Bank of Sri Lanka. Foreigners can open a personal foreign currency account for savings and payments in dollars and euros, an inward investment account for buying a flat, shares and deposits, and an ordinary rupee account for rent and daily spending. A resident with a long-term visa or a flat buyer gets an account easily; a tourist without a long visa only certain types of currency account.

The bank will ask for a passport, visa, an address on the island and proof of the source of income. Cash is needed at markets and small shops; in cities and on the coast cards are accepted almost everywhere.

Cost of living

ItemApprox. per month
One-bedroom flat in Colombo$400-900
House or villa on the south coast$500-1,200
Groceries for one$200-350
Tuk-tuks and app taxischeap
Budget for one with rent$1,200-2,000

Family: schools and healthcare

Colombo has international schools with British curricula and the International Baccalaureate, costing about $5,000-20,000 a year; the south has fewer options. Colombo's private hospitals are of a good standard, while healthcare in the provinces is limited, so insurance is arranged straight away.

Practicalities

  • the remote work visa needs a recommendation from the relevant ministry, so documents are prepared in advance;
  • payments from foreign clients are received into a local bank account to apply the reduced tax;
  • a local SIM card is bought with a passport, and mobile internet is fast and cheap;
  • in the south a scooter or tuk-tuk is the easiest way to get around, so arrange a licence in advance;
  • in the rainy season check housing for leaks and backup power.

Climate and seasons

The island is hot all year, +27-32 by the sea and cooler in the hills. The south-west monsoon brings rain to the west and south roughly from May to September, the north-east monsoon to the east and north from December to February. So people spend winter in the south and west, and many move to the east coast in summer. In the hills around Kandy and Nuwara Eliya nights can be cool, so warm clothes are needed.

Where to live

Colombo is chosen for work, schools and hospitals, the south coast for the ocean, surfing and the remote work community, and the hills around Kandy and Nuwara Eliya for cool air and tea plantations. Rainy seasons differ on the west and east of the island, so many move along the coast following good weather. See the Sri Jayawardenepura Kotte city guide.

Who Sri Lanka suits

Remote workers and freelancers with foreign income, surfers and families who want a warm climate, the ocean and low costs. It suits less those seeking permanent status and a path to citizenship, the right to buy land, or developed urban infrastructure outside Colombo.
