What you can get in Monaco
Monaco at a glance
The Principality of Monaco is the world's second-smallest state: about 2 square kilometres on the Mediterranean coast, surrounded by France, with about 39,000 residents, about a quarter of them Monegasque citizens. The capital is Monaco, the official language is French, and Italian and English are widely used. The currency is the euro; the principality is not in the European Union but is in a customs union with France, and entry is through the Schengen area.
The economy rests on private banking and wealth management, tourism, real estate, yachts and shipping. Tens of thousands of residents of France and Italy commute here to work every day.
Who the move suits
- wealthy people who can live without working in the principality and keep about €500,000 in a local bank;
- entrepreneurs and investors who value zero income tax;
- families who value safety, schools and the Mediterranean;
- yacht owners and those doing business in Europe.
Monaco does not suit French citizens seeking zero tax, as they pay French income tax, or anyone counting on affordable living.
Residence permit
There is no separate investment programme, and the principality's police decide. They look at three things: whether you can live in Monaco without working, whether you have housing here and whether there are any security risks.
- Money - an account with a Monaco bank holding about €500,000, about $560,200, and private banks often expect more.
- Housing - a lease of at least 12 months or a purchase, suitable in size for the family.
- Visa - citizens of countries outside the European Union first need a French long-stay visa.
The first residence card is issued for a year and then renewed, and after several years a 10-year card is possible. More on the Monaco residence permit page. We prepare the documents, deal with the bank and find housing.
Taxes
Monaco has levied no income tax since 1869: residents of any nationality except the French pay no tax on income, capital gains or wealth, and inheritance to children and spouses is untaxed. A residence card and tax residence are different documents, and a tax residence certificate costs €600. Companies with a quarter of their revenue from abroad pay 25% corporate tax, VAT is 20%, employers pay about 33% contributions on salaries, and an individual buying a home pays a 4.75% duty. | Item, per month | US dollars |

| Public transport pass | 24-28 |
Monaco is the most expensive housing market in the world: the average price per square metre in 2025 was €57,569, about $64,600. Many people working in the principality live in nearby French Beaulieu, Cap-d'Ail and Menton, where housing is several times cheaper.
Where to live
- Monte Carlo - the casino, hotels and boutiques, the most expensive housing.
- Larvotto - a beach district with new buildings by the sea.
- La Condamine - the port, market and restaurants, the centre of daily life.
- Monaco-Ville - the old town on the rock with the prince's palace, little housing.
- Fontvieille - a reclaimed district with quiet streets and a second port, popular with families.
- Moneghetti and Jardin Exotique - residential areas on the slope with sea views, slightly cheaper.
Property for foreigners
Foreigners buy property without nationality restrictions. In 2025 the principality saw 493 deals worth about €5.9 billion, with an average resale price of about €7.6 million. An individual buyer pays a 4.75% duty, and opaque structures 10%. Owned or rented housing is mandatory for a residence card, so buying often becomes part of the relocation plan. We find the property and close the deal.
Citizenship
Monegasque citizenship cannot be bought. The only route for a foreigner without Monegasque parents or a spouse is naturalisation after 10 years of residence in the principality after age 18, with renunciation of the previous citizenship, and even then the prince may refuse. In 2025 only 21 people were naturalised. So for most people moving here the goal is a residence card and zero tax, not a passport. More on the Monaco citizenship page.
Banks and daily life
The principality's banks work mainly with wealthy clients and check the source of funds strictly. The city is safe, with many police on the streets. The climate is Mediterranean: mild winters around 10-14°C and warm summers. There are public and private schools, including international ones, and healthcare is excellent. We help with a personal account, a business account and company registration.
