What yield renting out gives
The properties in the cards rent at 4.8-9.9% a year before tax: highest for the four-bedroom house in Orlando, lowest for the house near Kendall in Miami, and the apartments in Miami Beach give 7.4-8.9% after the HOA fee. The calculation uses the median rent from the 2020-2024 US census, which is below new-lease rates, so the yield has a margin. For new leases in the 2027 fiscal year HUD puts rents higher: $2,210 a month for the studio in North Beach, $2,870 for the four-bedroom house in Orlando and $3,350 for the three-bedroom house near Kendall, utilities included.
| Tax | Rate |
|---|---|
| A non-resident's rental income | 30% of the gross rent or, at the owner's choice, tax at graduated rates on net income after expenses and depreciation |
| Florida state income tax | the state does not levy it |
| Property tax | about 2% of the assessed value a year: in Miami in 2025-26 the county, the city and the school district levied 18.3 mills, that is $18.30 per $1,000 |
| Homestead exemption | up to $50,000 off the assessment, only if the home is the owner's permanent home in Florida |
| Sale | the buyer withholds 15% of the price towards a foreign seller's tax, and the tax itself is calculated on the gain in the return |
| Inheritance | a non-resident with more than $60,000 of US assets files an estate tax return |
Data for 2026: the yield follows the median rent from the 2020-2024 US census and HUD rates for fiscal year 2027; taxes follow the IRS and the Florida Department of Revenue; countries are compared in the rental yield table.

What costs to add to the property price
| Payment | Amount |
|---|---|
| Documentary stamp tax on the deed | 0.7% of the price in Orlando; in Miami-Dade County 0.6% plus 0.45% for apartments, only 0.6% for a single-family house |
| Title search and title insurance | paid at closing at the Florida state rate |
| HOA fee | $506-577 a month for the apartments in the cards; the association pays for building repairs from the reserve fund or a special assessment |
| Payments | the deposit and the price go to the account of a title company or an independent escrow agent, and no US account is needed for the purchase |
| Inspection | a home inspection, the structural inspection report for buildings over 30 years old and the association's reserve study |
Data for 2026. The $205,000 apartment in Miami Beach from the cards: documentary stamp tax of $2,153 (0.6% and 0.45%). The $499,000 single-family house near Kendall: $2,994 (0.6%). A manager calculates the total for a specific property.
In Florida the building's structure and reserve fund are checked before the deposit
Mistakes cost more than the tax: a building over 30 years old without a structural inspection, an association reserve fund with no money for the roof and facade, a repair assessment already approved, a ban on letting the apartment in the first year of ownership, an address in the zone restricted by the state law. Murblz support removes these risks: we select a property for your budget and goal, check the structural reports, the association's budget and rules, plan the ownership structure and run the deal until title is registered.
The cost of support depends on the purchase budget and the goal, investment or relocation; a manager will calculate it in the chat.
Does the purchase give a residence permit
Buying a home does not give residence in the USA: investment routes are separate programmes, described on the pages US Gold Card and permanent residence in the USA. With a tourist visa the owner visits their apartment as a guest, and a manager will send homes for relocating on a work or investor visa to the chat.
There are no federal restrictions on foreign buyers. A 2023 Florida law applies to people domiciled in several countries named in the law who are not US citizens or green card holders: they cannot buy property within 10 miles (16 km) of military sites and critical infrastructure. The exception is one home on a plot of up to 2 acres (0.8 ha) more than 5 miles (8 km) from military sites with a non-tourist visa. A citizen of those countries who lives in another country buys on general terms. A manager will check a property's address under this law.
How we select a property
- Budget and goal: an investment, a home to live in or a house for the family. The manager clarifies the city, the area and the payment method.
- A selection of real properties: apartments and houses with the seller's price, floor area, year built, HOA fee and a yield calculation.
- Checks: title and title insurance, the building's structural reports, the association's budget and rules, the flood zone and the address under the state law.
- A remote deal: a contract with the deposit paid to a title company, a home inspection, closing and registration of title in the county.
The manager sends the selection to the chat, with sellers' prices on the date of the selection.
