What an apartment in Albania costs in 2026
Home prices in Albania are quoted in euros, and the deal is paid through an account at an Albanian bank. Tirana is the most expensive, with apartments let all year to students, professionals and company staff. Vlorë and the Albanian Riviera cost more than Durrës because apartments there are let to tourists by the sea. Durrës is the coast closest to the capital and the lowest entry into the market. New builds by the sea and in central Tirana cost considerably more than average prices, and an apartment in Tirana takes 9-10 months to sell, so the price is negotiated.
| City | Per m² | 60 m² apartment |
|---|---|---|
| Tirana | ~$2,300-2,600 | ~$140,000-160,000 |
| Vlorë | ~$1,800-2,500 | ~$110,000-150,000 |
| Durrës | ~$1,500 | ~$90,000 |

What yield letting gives
The gross yield of long-term letting in Tirana is about 4.1% a year before tax. In Tirana apartments are let all year; in Durrës to tourists in summer and all year to local residents and families who work in the capital. In Vlorë and on the Albanian Riviera apartments are let to tourists by the night: occupancy is high in summer and low in winter, so seasonal letting needs a manager.
| Tax | Rate |
|---|---|
| Rental income | 15%; if the tenant is a company, it withholds the tax itself |
| Gain on sale | 15% of the capital gain, paid by the seller |
| Annual housing tax | 0.05% of the building's value as assessed by the municipality: 50 euros (~$56) a year for a value of 100,000 euros |
2026 data: the yield is the average for Tirana; a comparison of countries is in the rental yield table.
Rental income and the gain on selling an apartment in Albania are taxed in Albania even when the owner lives abroad. Document checks and the deal process are covered in the article property in Albania.
What costs to add to the property price
| Payment | Amount |
|---|---|
| Purchase tax | the buyer pays no separate tax |
| Notary and registration at the State Cadastre | at state tariffs |
| Interpreter at the deal and a lawyer for the checks | by agreement |
| Annual housing tax | 0.05% of the building's value as assessed by the municipality |
2026 data. The money for the purchase is transferred in advance to an account at an Albanian bank, which checks its source; transfers from sanctioned banks do not go through, so we agree the route of the money with the bank before the deposit. A manager calculates the total for a specific property.
In Albania the cadastre and the developer's permits are checked before the deposit
Mistakes here cost more than taxes: a deposit on an apartment without an ownership certificate, a building without a use permit, a developer without a building permit, cash paid to an intermediary, an area in the contract that differs from the cadastre. Murblz support removes these risks: we find a property for the budget and goal, check the cadastre and the developer's permits, open an Albanian bank account and take the deal at the notary through to registration of title.
The cost of support depends on the purchase budget and the goal - long-term letting, letting by the sea or a home for yourself; a manager will calculate it in the chat.
Does buying give a residence permit
Yes, a residence permit for home owners. Law No. 79/2021 on foreigners grants it to an owner or co-owner of at least half of a home for one year and renews it while the home is owned, with no minimum purchase price. We check the requirements for the property and documents on the date of application and plan the purchase together with the application.
Other grounds are work, business, pension, study and family, and for them an apartment of your own meets the address requirement. US citizens can live in Albania for up to a year without a residence permit, most other visa-free visitors for up to 90 days in six months. Business as a basis is arranged through company registration in Albania.
How we find a property
- Budget and goal: long-term letting in Tirana, summer letting by the sea, a home for yourself or a residence permit. The manager clarifies the city and the payment method.
- A selection of real properties: apartments with the seller's price, the area, the ownership certificate and a yield calculation.
- Checks at the State Cadastre: the ownership certificate, matching area and boundaries, mortgages, seizures and land restitution claims; for a new build, the building permit and the permit to use the building.
- A remote deal by power of attorney: a tax number and an Albanian bank account, the contract at a notary with an interpreter, registration of title at the cadastre. The whole deal takes 3-8 weeks.
The manager sends the selection to the chat, with sellers' prices on the date of the selection.
