How much an apartment in Venezuela costs in 2026
Home prices in Venezuela are quoted in US dollars for the whole apartment, and deals are made in dollars too. By our experts' estimate, a square metre in the residential districts of Caracas - from the university quarters to the south-east of the city - costs about $820, while in the prestigious eastern quarters such as Las Mercedes and Campo Alegre a square metre costs 2-3 times more. There are no long-term mortgages: apartments are bought with the buyer's own money, and a buyer with the full amount agrees a price below the asking price.
| Apartment in Caracas | Floor area | Price at the average square metre |
|---|---|---|
| Two-bedroom | 60 m² | ~$50,000 |
| Three-bedroom | 90 m² | ~$74,000 |
| Four-bedroom | 120 m² | ~$99,000 |
Square metre prices are our experts' estimate in 2026, rounded; the apartment price is the average square metre multiplied by the floor area.
What taxes are paid on letting, owning and selling
Income from letting an apartment in Venezuela is subject to income tax: a non-resident pays 34% on the full rent, a tax resident pays on the scale of 6-34%. You become a resident after 183 days in the country in a year. A manager will calculate the after-tax income of a specific apartment in the chat.
| Tax | Rate |
|---|---|
| Rent, non-resident | 34% on the full rent |
| Rent, tax resident | scale of 6-34% |
| Annual tax on the apartment | municipal tax on urban property, the rate is set by the municipality |
| Sale, non-resident | 34% on the gain plus a 0.5% tax advance on the price at registration |
| Inheritance and gifts | 1-55% by degree of kinship and amount |

How to bring in the money for the purchase is covered on the page how to send money to Venezuela, and life in the capital is described on the page Caracas.
What costs to add to the property price
| Payment | Amount |
|---|---|
| Public registry fees | 0.5-2% of the price at the registry's tariff |
| Lawyer: the agreement and its endorsement | 1.5-2.5% of the price |
| Buyer's RIF tax number | obtained before the deal |
| Income tax advance of 0.5% of the price | paid by the seller before registration |
Data for 2026. Registry fees and the lawyer together come to 2-4.5% of the price: for an apartment in Santa Mónica at $77,800 that is $1,600-3,600. Without a certificate of paid municipal tax the registry does not register the deal. A manager calculates the total for a specific property.
In Venezuela the seller's title in the registry and the apartment's arrears are checked before the deposit
Mistakes cost more than the support: the registry will not register an apartment with an encumbrance or an inheritance dispute; arrears of building fees pass to the new owner; a building without a water tank and a generator takes longer to let and earns less. We check the seller's title in the public registry, the arrears and the state of the building before the deposit and run the deal together with the lawyer.
The cost of support depends on the purchase budget and the goal - investment, letting or a home for yourself; a manager will calculate it in the chat.
Does the purchase give a residence permit
The purchase on its own does not give a residence permit. Venezuela grants an investor visa for investment in a Venezuelan company, and long-term visas are also issued for work and family.
You can buy an apartment without a status too: a foreigner with a lawful entry into the country and an RIF tax number registers the apartment in their own name with no permits, and the agreement can be signed under an apostilled power of attorney. A permit from the authorities is needed only to buy in border and military zones.
How we find a property
- Budget and goal: investment, letting or a home for yourself. The manager clarifies the district of Caracas and how you will pay.
- A selection of real apartments: the seller's price, floor area, floor, the building fee, a water tank and a generator in the building.
- Checks before the deposit: the seller's title in the public registry, encumbrances and inheritance disputes, arrears of building fees and municipal tax.
- A remote deal through a lawyer in Venezuela: an apostilled power of attorney, the RIF tax number, an agreement in dollars, payment by bank transfer, signing and registration at the public registry.
The manager sends the selection to the chat, with sellers' prices on the date of the selection.
