What costs to add to the property price
| Payment | Amount |
|---|---|
| Notarisation of the contract | ~$120 |
| Title registration in the legal cadastre | ~$5, usually 3 working days, about 2 hours on the fast track |
| Individual identification number | free, at a public service centre with a passport |
| Residence permit | a fee of ~$40; ~$13,000 is shown on an account in a Kazakh bank |
| Utilities and building maintenance | every month at the tariffs and building bills, separate from taxes |
Data for 2026. The total is from $125 on top of the apartment price; the estate agency commission, bank transfer fees and a notarised translation of the passport are paid separately. The deal is settled through a bank, so the account is opened before the deposit. A manager calculates the total for a specific property.
In Kazakhstan the apartment is checked in the legal cadastre before the deposit
Mistakes cost more than the deal: a deposit on an apartment that cannot be registered to a foreigner without a residence permit, a pledge or seizure missed in the cadastre, an apartment put in a friend's name, which by law belongs to them, a cash payment with no bank trail that makes it hard to sell the apartment and take the money out. Murblz support removes these risks: we arrange the residence permit, find an apartment for the budget and goal, check it in the legal cadastre and take the deal through the notary to title registration in your name.
The cost of support depends on the purchase budget and the goal - letting or a home for yourself; a manager will calculate it in the chat.
First the residence permit, then the apartment
We arrange the residence permit as the first step. The application for permanent residence is filed with the migration service of the police or a public service centre, the decision takes 45 calendar days, the fee is about $40, and about $13,000 is shown on an account in a Kazakh bank. The residence permit is issued for 10 years, and citizens of Russia and other visa-free countries need no separate visa to apply. The rule is the same for every citizenship: an apartment is registered in the name of a residence permit holder, and we support both steps.
While the application is being reviewed, the apartment is rented, and the housing contract is also needed for the permanent residence application. In the meantime non-residential premises can be bought in your own name: an office, a shop, a warehouse or a parking space, and an apartment can be registered to a company, including one with a foreign shareholder; the company is then the owner, and our lawyers check this structure before the deposit. To keep the residence permit, you live in Kazakhstan for at least 183 days in any 12 months, so we plan the purchase together with the move. Rules and documents are on the page Kazakhstan residence permit, and a manager will send a selection of apartments for your move date to the chat.
How we find a property
- Budget and goal: letting or a home for yourself. The manager clarifies the city, the district and when you will get the residence permit.
- The buyer's documents: the residence permit application, an individual identification number and an account in a Kazakh bank.
- A selection of real properties and a check in the legal cadastre: the seller's title, pledges and seizures, before the contract is signed.
- The deal at a notary: the contract, payment through a bank and title registered in your name, usually in 3 working days.
The manager sends the selection to the chat, with sellers' prices on the date of the selection.
