Qatar is one of the richest countries in the world and a major exporter of liquefied gas: engineers, doctors and bank staff move to Doha and Lusail for work, and apartments here let all year round. A foreigner buys homes freehold in zones listed by the Council of Ministers - on The Pearl, in Lusail, West Bay and neighbouring districts - and a purchase from QAR 730,000 (about $200,000) gives residence without a sponsor. On deals over the year to 22 October 2026 a square metre on The Pearl costs about $3,800 and barely changed in price, while in Lusail it fell by 7.8% to $3,100. A one-bedroom apartment in Lusail costs $250,000, on The Pearl $330,000, a three-bedroom on The Pearl $630,000. Such apartments let at a yield of 5.2-8.2% a year before tax.

What yield letting gives and what taxes are paid
The apartments in the cards let at a yield of 5.2-8.2% a year before tax: highest in Jabal Thuaileb and on The Pearl, lowest in Al Kharayej, where the square metre is more expensive. The calculation uses the median of leases of apartments with the same number of bedrooms registered with the regulator from 23 October 2025 to 22 October 2026. Qatar has no annual property tax. A manager will calculate the rental income of a specific apartment after tax in the chat.
| Tax | Rate |
|---|---|
| Rental income | 10% of taxable income - the rent less the apartment's expenses; the return is filed through the tax authority's online system within 4 months of the year end |
| Property tax | Qatar has no annual tax on homes |
| Sale | a private individual's gain on selling an apartment that is not a business asset is exempt; otherwise 10% |
Data for 2026: rents - Qatar's Real Estate Regulatory Authority; taxes - Qatar's General Tax Authority; countries are compared in the rental yield table.
How to bring in the money for the purchase is on the page how to send money to Qatar, and how to open a company for business is on the page company registration in Qatar.
What costs to add to the price
| Payment | Amount |
|---|---|
| Title registration | a Ministry of Justice fee at its tariff; the title is registered in less than a day |
| Approval of property residence | free; the application goes to the Ministry of Justice with a passport, a copy of the title deed and a certificate of good conduct |
| Power of attorney for the deal | QAR 100 for certification at the Ministry of Justice |
| Real estate agent | commission by agreement with a broker licensed by the Ministry of Justice |
| Service charge | annually, at the rate of the building's or island's management company |
Data for 2026. Qatar has no transfer tax, so the costs on top of the apartment's price are small. The manager calculates the total for a specific property.
In Qatar the zone, the title and the building's arrears are checked before the deposit
Mistakes cost more than the fees: an apartment outside the freehold zone for foreigners, service charge arrears, a mortgage or restriction on the title deed, a delayed new build, a price below QAR 730,000 when residence is the goal. Murblz support removes these risks: we find an apartment for the budget and goal, check the zone, the title and arrears, run the payment and the deal through to title registration at the Ministry of Justice, arrange property residence and help with letting.
The cost of support depends on the purchase budget and the goal - investment, relocation or a home for yourself; the manager calculates it in the chat.
Does the purchase give residence
Buying a home worth QAR 730,000 or more (about $200,000) gives residence without a sponsor, and from QAR 3,650,000 (about $1 million) also the benefits of a permanent residency card holder: healthcare, education and the right to invest. The condition for both is the same - living in Qatar at least 90 days a year, continuously or with breaks. Every apartment on this page costs more than QAR 730,000, and the Ministry of Justice issues the approval free of charge. How work and life in the country are arranged is on the pages Doha: whether to move there and cost of living in Qatar.
A foreigner buys homes freehold in zones listed by the Council of Ministers - on The Pearl, in Lusail, West Bay, Al Kharayej, Jabal Thuaileb and several other districts - and gets a 99-year right of use in 16 more districts. The buyer's citizenship sets no restrictions. The deal can be done by power of attorney, and a manager will find an apartment for a family move in the chat.
How we select a property
- Budget and goal: rental income, capital preservation, residence or a home for yourself. The manager clarifies the zone - Lusail, The Pearl, Al Kharayej, Jabal Thuaileb or West Bay.
- A selection of real properties: apartments with the seller's price, area, floor, view, the building's service charge and a yield calculation.
- Checks: the title deed at the Ministry of Justice, the freehold zone for foreigners, service charge arrears, mortgages and restrictions, and for new builds the developer's permits.
- A remote deal by power of attorney: the contract and deposit, payment by bank transfer, title registration at the Ministry of Justice and the application for property residence.
The manager sends the selection to the chat, with sellers' prices as of the selection date.
