The market in brief

What an apartment in Bahrain costs in 2026
Apartments in Bahrain are sold in dinars, and the dinar has been pegged to the dollar at 0.376 since 1980, so the dollar price does not depend on the exchange rate. Apartments cost most in the Capital Governorate with Manama, Seef and Juffair and less in the Northern and Southern Governorates, but foreigners can buy mainly in Manama districts and on the islands off the coast. In the second quarter of 2026 an apartment square metre averaged 647 dinars across the country, against 692 a year earlier, so there is room to negotiate. Before the deposit, buyers compare not only the price per metre but also the building's service charges, which directly affect rental income.
| Governorate | Apartment per m² | 80 m² apartment |
|---|---|---|
| Capital Governorate (Manama, Seef, Juffair) | ~$2,100 (762 dinars) | ~$170,000 |
| Muharraq (Amwaj Islands, Diyar Al Muharraq) | ~$1,800 (675 dinars) | ~$150,000 |
| Northern Governorate | ~$1,200 (422 dinars) | ~$90,000 |
| Southern Governorate | ~$1,100 (395 dinars) | ~$85,000 |
| National average | ~$1,800 (647 dinars) | ~$140,000 |

What yield letting gives
The gross yield of long-term letting in Manama is about 8.8% a year. Bahrain has no personal income tax, so rental income is not taxed. Apartments in Juffair, Seef and on Amwaj Islands are let all year to foreign professionals and families of company staff. The building's service charges and the management company's fee, if the apartment is let through one, are deducted from the income.
| Tax | Rate |
|---|---|
| Rental income | no income tax for individuals |
| Gain on sale | no tax for individuals |
| Annual housing tax | none |
2026 data: the yield is the average for Manama; a comparison of countries is in the rental yield table.
A tax resident of another country reports rental income from Bahrain under the rules of that country. An account for the rent is convenient to open at a Bahraini bank - see personal bank account in Bahrain.
What costs to add to the property price
| Payment | Amount |
|---|---|
| Title registration fee | 2% of the price; 1.7% if paid within 60 days of notarisation |
| Notarisation of the contract and a lawyer | paid separately |
| Building service charges | every year under the management company's budget |
| Annual housing tax | none |
2026 data. For a one-bedroom apartment in Seef the registration fee is 1,143 dinars (about $3,100), or 972 dinars (about $2,600) if paid within 60 days. The price is paid through a bank, which asks for documents on the source of the money. A manager calculates the total for a specific property.
In Bahrain the zone and the project registration are checked before the deposit
Mistakes here cost more than the fee: a property outside the zones for foreigners that will not be registered, a building under construction without project registration and an escrow account, encumbrances on the seller, an apartment held by a company that does not qualify for golden residency, high service charges that eat up the rent. Murblz support removes these risks: we find an apartment in a permitted zone for the budget and goal, check the seller's title and the project, take the deal through to registration of title and prepare the documents for golden residency.
The cost of support depends on the purchase budget and the goal - letting, a family home or golden residency; a manager will calculate it in the chat.
Does buying give a residence permit
Yes, a 10-year golden residence permit with the right to renew, work and bring the family. The threshold for the property route is $350,000 (130,000 dinars), the property must be owned by the applicant personally, and no local employer is needed. The three-bedroom apartment in Seef from the cards meets the threshold, and a manager will send other properties from $350,000 to the chat.
The application goes to the Nationality, Passports and Residence Affairs office after the title is registered, together with documents for family members. The buying rules are the same for all foreigners, with no separate ban for Russian or Belarusian citizens; citizens of the Gulf states also buy outside the zones for foreigners.
How we find a property
- Budget and goal: long-term letting, a family home or golden residency. The manager clarifies the district and the payment method.
- A selection of real properties in zones for foreigners: apartments with the seller's price, the area, service charges and a yield calculation.
- Checks before the deposit: the property is in a zone open to foreigners, the seller's title and encumbrances at the Survey and Land Registration Bureau, and for a building under construction the project's registration with the Real Estate Regulatory Authority and its escrow account.
- The deal: a notarised contract, payment through a bank, registration of title with the discounted fee within 60 days, then the documents for golden residency if needed.
The manager sends the selection to the chat, with sellers' prices on the date of the selection.
