What yield renting out gives
The gross yield from long-term rent in Madrid is about 5.0% a year before tax. It is higher on the coast: the apartments in the cards in Torrevieja, Alicante and Valencia rent at 6.6-7.3%. Large Spanish cities are tightening rules on short lets to tourists, so the yields in the cards are calculated on long-term rent.
| Non-resident tax | Rate |
|---|---|
| Letting | 24% of the rent; EU citizens 19% with expenses deducted |
| Apartment left empty | 24% (EU citizens 19%) on imputed income of 1.1-2% of the cadastral value a year |
| Sale | 19% of the gain; the buyer withholds 3% of the price towards the tax |
| Annual property tax | paid to the municipality, the city sets the rate |
Data for 2026: the yield is the Madrid average; countries are compared in the rental yield table.
On a sale the municipality also charges a tax on the increase in land value. Rates for residents and non-residents are on the page taxes in Spain.
What costs to add to the property price
| Payment | Amount |
|---|---|
| Tax on buying a resale home | set by the region: 6% in Madrid, 10% in Catalonia |
| New home from a developer | 10% VAT plus regional stamp duty of 0.5-1.5% |
| Notary and registration in the property registry | state scales based on the price |
| Deposit under the deposit contract | 10% of the price, part of the price |
| Foreigner's tax number and a Spanish bank account | needed before the deal |
Data for 2026. Agent and translation fees depend on the deal; a manager calculates the total for a specific apartment.
In Spain the apartment is checked in the property registry before the deposit
Mistakes cost more than the tax: extensions missing from the cadastre, the previous owner's debts for property tax and building fees, a ban on tourist lets, and a 10% deposit that stays with the seller if you withdraw. Murblz support removes these risks: we find a property for the budget and goal, check the registry, cadastre and municipality, arrange the foreigner's tax number and bank account and take the deal at the notary through to registration of title.
The cost of support depends on the purchase budget and the goal - investment or relocation; a manager calculates it in the chat.
Does buying give a residence permit
Spain no longer issues residence permits for buying a home: the programme with a threshold of $562,000 (500,000 euros) was closed by Organic Law 1/2025, and new applications have not been accepted since 3 April 2025. Your own home helps with non-lucrative residence: it confirms your address and lowers the expenses taken into account, while the basis is sufficient passive income.
For remote work for foreign employers or clients there is the digital nomad visa, plus routes through work, business, study and family. You can buy an apartment without residence: no permits are needed and there are no restrictions by citizenship. All routes are in the article how to get residency in Spain.
How we find a property
- Budget and goal: investment, a home for relocation, or both. The manager clarifies the city, district and how you will pay.
- A selection of real properties: apartments with the seller's price, floor area, condition and a yield calculation.
- Checks: the property registry, cadastre and municipality, debts for property tax and building fees, the letting licence.
- A remote deal by power of attorney: foreigner's tax number, bank account, deposit contract, notary and registration of title.
The manager sends the selection to the chat, with sellers' prices on the date of the selection.
