Data for October 2026: the asking rent and sale price index by Valencia district, October 2026, rent for an 80 m² apartment; the city row uses the average rent and asking price from the same index. Yield is gross, before tax, building costs and vacancy between tenants.

Under the city's new rules, an apartment in Valencia can be let to tourists only on the ground or first floor by the Spanish count, with its own entrance from the street and in neighbourhoods where the cap on tourist places is not reached. That is why the yield in the list is calculated on long-term letting.

A non-resident from outside the European Union pays 24% of the rent, an EU citizen 19% after expenses. Rates and the tax on sale are on the page taxes in Spain.

What costs to add to the price of an apartment

The main payment is the Valencian Community property transfer tax: since 1 June 2026 it is 9% of the price on resale instead of the former 10%, and 11% for homes above $1,122,500 (1,000,000 euros). In a new building from a developer you pay 10% VAT and 1.4% stamp duty instead. The deposit under the deposit contract is 10% of the price and is part of the price.

Notary and registration in the property registry$1,120-1,680 (1,000-1,500 euros)0.3-0.5%

Total on top of the price$34,460-35,020 (30,700-31,200 euros)9.3-9.5%

Data for 2026: tax rates are set by Valencian Community Law 5/2025, notary and property registry fees by state tariffs. If a representative signs the deal, add a power of attorney with an apostille and a sworn translation. A manager will calculate the costs for a specific apartment.

In Valencia an apartment is checked before the deposit

A mistake costs more than the tax: a shop or office without a certificate of fitness for living is sold as an apartment, people live in it without a right to, it carries debts on property tax and building fees, or city rules forbid letting it to tourists. A 10% deposit stays with the seller if you back out. Murblz support removes these risks: we choose the apartment, check the registry, cadastre, certificate and seller, arrange the foreigner number and account, and handle the deal at the notary up to registration of title together with locally licensed partners.

The cost of support depends on the budget and goal of the purchase; a manager will calculate it in the chat.

Does an apartment in Valencia give a residence permit

Buying an apartment does not give a residence permit in Spain: the programme with a $562,000 (500,000 euros) threshold was closed by Organic Law 1/2025, and new applications have not been accepted since 3 April 2025. A foreigner can buy an apartment without permits or restrictions by nationality, with a foreigner number and a Spanish bank account.

Your own home helps to get a residence permit without the right to work: it confirms the address and lowers the expenses counted in the review, while the basis is sufficient passive income. For remote work for foreign employers or clients there is the digital nomad visa. All routes are in the article how to get residency in Spain.

Districts of Valencia to live in

In Valencia a district is chosen not only by price per m²: the way to work and school, the metro and tram, the Turia park, nightlife noise and distance to the sea matter too. The districts of Valencia with this data and a search by your own criteria are on a separate page.

How we choose an apartment

  1. Goal and budget: living in Valencia, letting, or both. The manager clarifies the district, distance to the sea, area and floor.
  2. The list: apartments at seller prices, with building costs and a yield calculation based on rents in the district.
  3. Checks: property registry extract, cadastre, certificate of fitness for living, debts on property tax and building fees, letting rules for the apartment.
  4. The deal in person or by power of attorney: foreigner number, a Spanish bank account, the deposit contract, the notary and registration of title in the registry.

The list a manager sends in the chat, with seller prices on the date of the list.
