Data for October 2026: the median asking rent and sale price index by Madrid district, October 2026, rent for a 50 m² apartment; all Madrid is the average long-term rental yield for 2026, with rent calculated from the average price. Yield is gross, before tax, building costs and vacancy between tenants.
Under the city plan in force since September 2025, an apartment in Madrid can be let to tourists only with a city licence and regional registration: the historic centre allows no new tourist apartments in residential buildings, and other districts allow them only on the ground and first floor with a separate entrance. That is why the yield in the list is calculated on long-term letting.
A non-resident from outside the European Union pays 24% of the rent, an EU citizen 19% after expenses. Rates and the tax on sale are on the page taxes in Spain.
What costs to add to the price of an apartment
The main payment on resale is the Madrid property transfer tax: 6% of the price. In a new building from a developer you pay 10% VAT and 0.75% stamp duty instead. The deposit under the deposit contract is 10% of the price and is part of the price.
| Payment | Apartment for $276,000 (245,000 euros) | Share of price |
|---|---|---|
| Madrid property transfer tax | $16,500 (14,700 euros) | 6% |
| Notary and registration in the property registry | $1,120-1,680 (1,000-1,500 euros) | 0.4-0.6% |
| Foreigner number and a Spanish bank account | needed before the deal | state fee and bank tariff |
| Total on top of the price | $17,620-18,180 (15,700-16,200 euros) | 6.4-6.6% |
Data for 2026: the tax rate is set by Madrid Legislative Decree 1/2010, notary and property registry fees by state tariffs. If a representative signs the deal, add a power of attorney with an apostille and a sworn translation. A manager will calculate the costs for a specific apartment.
In Madrid an apartment is checked before the deposit
A mistake costs more than the tax: a shop or office without a certificate of fitness for living is sold as an apartment, people live in it without a right to, it carries debts on property tax and building fees, or the city plan forbids letting it to tourists. A 10% deposit stays with the seller if you back out. Murblz support removes these risks: we choose the apartment, check the registry, cadastre, certificate and seller, arrange the foreigner number and account, and handle the deal at the notary up to registration of title together with locally licensed partners.
The cost of support depends on the budget and goal of the purchase; a manager will calculate it in the chat.
Does an apartment in Madrid give a residence permit
Buying an apartment does not give a residence permit in Spain: the programme with a $562,000 (500,000 euros) threshold was closed by Organic Law 1/2025, and new applications have not been accepted since 3 April 2025. A foreigner can buy an apartment without permits or restrictions by nationality, with a foreigner number and a Spanish bank account.
Your own home helps to get a residence permit without the right to work: it confirms the address and lowers the expenses counted in the review, while the basis is sufficient passive income. For remote work for foreign employers or clients there is the digital nomad visa. All routes are in the article how to get residency in Spain.
Districts of Madrid to live in
In Madrid a district is chosen not only by price per m²: the way to work and school, the metro lines, parks and nightlife noise matter too. The districts of Madrid with this data and a search by your own criteria are on a separate page.
