Where the data comes from

  • Residents, age, children under 18, foreign residents and income: household income distribution atlas, Spanish National Statistics Institute (INE), 2023. Foreign residents are people without Spanish nationality; income is average net income per resident.
  • University degree and renting: 2021 Spanish population and housing census by census section. Higher vocational qualifications are included; the share is of residents aged 16 and over.
  • Rent: median monthly rent of apartments from tax data, rental price index of the Spanish Ministry of Housing, 2024.
  • Distances to the center and the beach are measured from the middle of each district’s residential area, not of its whole territory: the three outer districts are mostly villages, farmland, woods and the Albufera lagoon. Most of the green space in Pobles del Sud is the Albufera Natural Park.
  • Noise, tourist apartments and crime are not part of the Valencia score: they are not counted by district. Hilliness is not scored either: the city is flat.
  • Cafés, shops, schools, doctors, stations, parks, cycle lanes, distances: © OpenStreetMap contributors, extract of 18 October 2026.

Data as of October 2026.

FAQ

Where is rent cheapest in Valencia?
$580 (€516) a month: the median apartment rent in Pobles del Nord in 2024, the lowest in the city. Sort the cards by rent or set a budget with the slider in the finder. A manager will send current rentals with prices in any area of Valencia.
Which area of Valencia has the most foreign residents?
23.2% of residents in L’Olivereta hold a foreign nationality (2023). People who have become citizens are not included.
Where is the most green space in Valencia?
86% of Pobles del Sud is parks, gardens and woodland (OpenStreetMap, 18 October 2026). The Quiet and green goal in the finder puts green space and quiet first.
Which area of Valencia is closest to the beach?
0.7 km to the beach from Poblats Marítims, the shortest distance in the city (OpenStreetMap). 2 districts are within 1.5 km. To see only them, turn on By the sea, within 1.5 km in the finder.
How is the score calculated?
0-100 points: on each criterion an area gets a percentile among the city’s areas, the percentiles are multiplied by your weights from 0 to 3 and added up. Criteria without data are left out; if less than half of the chosen weight has data, you see not enough data instead of a score.
Can I save my selection and share it?
Yes. Your goal, budget and weights are stored in the page address: copy the link from the address bar and send it.
Can a manager find a home in the area I pick?
Yes. Press Ask a manager on the area card or message a manager in the chat: the manager helps with the home search, checking the lease and residence permit papers. The cost of support is on request from the manager.
