What taxes are paid on letting and owning

Rent in Chile is set in pesos or UF, and leases are indexed to inflation once a year. A manager will calculate the rental income of a specific apartment after tax at the district's rates on the selection date.

TaxRate
Rental incomea resident of Chile pays on a 0-40% scale together with other income, apartments up to 140 m² under the DFL-2 law are tax-free, up to two per person; a non-resident pays 35%
Gain on salea resident of Chile pays no tax up to 8,000 UF (~$340,000) over a lifetime, 10% above that; a non-resident up to 35%
Annual property taxabout 0.9-1.1% of the cadastral value above the tax-free amount, four payments: in April, June, September and November
Homes exempt from the annual taxcadastral value up to 61.7 million pesos (~$63,000) in the second half of 2026

Data for 2026; countries are compared in the rental yield table.

A Russian tax resident declares rental income in Russia and notifies the tax office of an account in a Chilean bank. How to bring in the money for the purchase is on the page how to send money to Chile.

Notary~$130-210 per contract
Title registration in the property registry0.2-0.3% of the price with an upper limit

Total without a mortgageabout 1-1.5% of the price including the lawyer

Data for 2026. The buyer needs a Chilean tax number for the contract, the bank account and taxes: it is issued by the Internal Revenue Service, including through a representative with a power of attorney. The manager calculates the total for a specific property.

In Chile the property registry and the apartment's debts are checked before the deposit

Mistakes cost more than the deal: a mortgage or a sale prohibition in the property registry, the previous owner's property tax debts, a tax number missing by the contract date, a UF price converted into pesos only once. Murblz support removes these risks: we find an apartment for the budget and goal, obtain the tax number by power of attorney, check the registry and debts, take the deal through the notary to title registration and help with letting.

The cost of support depends on the purchase budget and the goal - investment, relocation or a home for yourself; the manager calculates it in the chat.

Does the purchase give residence

Buying a home does not give residence in Chile: temporary residence here is granted based on income, work, study or family. The rentier permit is granted with a permanent income from abroad - a pension, rent, interest, dividends - that covers living in Chile. After 24 months of temporary residence you apply for permanent residence, and for citizenship after 5 years of living in the country; the terms are on the page Chile citizenship.

An apartment can be bought without any status: a passport and a Chilean tax number are enough, and the number can be obtained through a representative. A foreigner buys a home on almost the same terms as a Chilean: the only restriction concerns border zones and applies to citizens of the countries bordering Chile. Russian citizens need no visa for a viewing trip and can stay in Chile for up to 90 days without one. A manager will find an apartment for a family move and residence in the chat.

How we select a property

  1. Budget and goal: rental income, capital preservation, relocation or a home for yourself. The manager clarifies the city and the payment method.
  2. A selection of real properties: apartments with the seller's price in UF and dollars, area, building year and a rental income calculation.
  3. Checks: property registry extracts on the owner, mortgages and prohibitions, a certificate of no property tax debts, municipal permits for the building, the building year and seismic standards.
  4. A remote deal by power of attorney: tax number, preliminary contract and deposit, contract at the notary, payment through a bank and title registration in the registry.

The manager sends the selection to the chat, with sellers' prices as of the selection date.

FAQ

How much does an apartment in Chile cost in 2026?
A 50 m² one-bedroom apartment in Puerto Montt costs $64,000, a studio in central Santiago $73,000, a two-bedroom apartment in Ñuñoa $150,000. The average square metre in deals in the Metropolitan Region costs about 49.5 UF, or $2,100, in Valparaíso, Concepción and La Serena about $1,400.
Can foreigners buy property in Chile?
Yes, on almost the same terms as Chilean citizens, without a residence permit: only a Chilean tax number is required. The only restriction concerns border zones, closed to citizens of the countries bordering Chile.
Does buying property give residence in Chile?
Residence in Chile is granted based on income, work, study and family: rentiers receive it with a permanent income from abroad. Buying an apartment is not a ground by itself, but an apartment suits a family living there with any of these permits, and after 24 months you apply for permanent residence.
Why are home prices in Chile quoted in UF?
The UF is a unit of account recalculated for inflation every day: 1 UF = 41,205 pesos. A price in UF protects the seller and the buyer from the depreciation of the peso, and the amount in pesos is calculated on the day of the deal.
What taxes are paid when buying property in Chile?
Chile charges no purchase tax: the buyer pays the notary and the property registry, 0.2-0.3% of the price, and 19% VAT is already in the price of a new apartment. A mortgage adds stamp duty of 0.8% of the loan; in total a purchase without a mortgage costs 1-1.5% on top of the price.
What taxes does an apartment owner pay in Chile?
The annual property tax is about 0.9-1.1% of the cadastral value above the tax-free amount, and homes valued up to 61.7 million pesos are exempt. A resident of Chile declares rental income on a 0-40% scale, a non-resident pays 35%; a resident's gain on sale up to 8,000 UF over a lifetime is tax-free.
Where to buy an apartment for investment in Chile?
Santiago for letting to students, young professionals and families: the centre, San Miguel and Ñuñoa by the metro. Valparaíso, Viña del Mar and La Serena for living by the sea and letting to holidaymakers, Concepción and Puerto Montt for entry from $64,000 and larger apartments for the same money.
Can property in Chile be bought remotely?
Yes, by a notarised power of attorney with an apostille: the representative obtains the tax number, checks the registry, pays the deposit and signs the contract at the notary. Buyers come in person to open a bank account and apply for residence.
