Taiwan is one of Asia's most developed economies: chip plants in the science parks of Hsinchu, Taichung, Tainan and Kaohsiung employ hundreds of thousands of specialists, and apartments here let all year round. The market in brief
Prices and rules as of 2026.
Prices are based on the median of deals for apartments without a parking space in the district for October 2025 - September 2026, rents on the median of leases of a whole apartment over the same months. Area is by title, including the share of common areas, as is customary in Taiwan; $1 = NT$32.6.

The actual price registration of Taiwan's Ministry of the Interior: apartments in buildings with a lift, deals without a parking space and without special conditions, October 2025 - September 2026; the change is against the same months a year earlier. The square metre is by title area, including the share of common areas. Dollars at $1 = NT$32.6, rounded up.
What yield letting gives and what taxes are paid
The apartments in the cards let at a yield of 1.8-3.5% a year before tax: highest in Tainan, Taoyuan and Taichung, where an apartment is cheaper, lowest in Taipei. The calculation uses the median rent of a whole apartment in leases registered with the Ministry of the Interior for October 2025 - September 2026. Holding taxes are based on the assessed value set by the authorities, which is well below the market price, so owning an apartment is inexpensive. A manager will calculate the rental income of a specific apartment after tax in the chat.
| Tax | Rate |
|---|---|
| Rental income | owner living abroad - 20% of the rent with no deduction of expenses; resident - 5-40% on the scale, with expenses recognised at 43% of the rent |
| House tax | 2-4.8% a year of the assessed value of the building, the rate rising with the number of homes the owner holds nationwide; up to 2.4% for a let apartment with declared rent |
| Land value tax | from 1% a year on the share of land under the building at the value announced by the authorities |
| Sale | 45% of the gain if held up to 2 years and 35% if longer, plus land value increment tax of 20-40% on the government valuation; the return is filed within 30 days of registration |
Data for 2026: rents - the actual price registration of Taiwan's Ministry of the Interior; taxes - Taiwan's Ministry of Finance; countries are compared in the rental yield table.
How to bring in the money for the purchase is on the page how to send money to Taiwan, and how to open a company for business is on the page company registration in Taiwan.
What costs to add to the price
| Payment | Amount |
|---|---|
| Deed tax | 6% of the assessed value of the building set by the authorities; paid by the buyer |
| Stamp duty | 0.1% of the assessed value of the building and land |
| Registration fee | 0.1% of the assessed value of the building and land |
| Real estate agent | the buyer pays 1-2% of the price; under Ministry of the Interior rules the agent charges the seller and buyer together no more than 6% |
| Land administration agent | registers the deal and the title, fee by agreement |
Data for 2026. The deed tax and fees are calculated on the assessed value, not the deal price, so they come to well under 6% of the apartment's price. The manager calculates the total for a specific property.
In Taiwan the title, the building itself and reciprocity are checked before the deposit
Mistakes cost more than the taxes: a large share of common areas in the title area, an illegal rooftop addition, sea-sand concrete or radioactive rebar in 1980s buildings, a mortgage or restriction in the land register, reciprocity refused after the deposit. Murblz support removes these risks: we find an apartment for the budget and goal, check the title and the building together with a land administration agent, prepare the reciprocity documents, run the payment through an escrow account and take the deal through to title registration, and help with letting.
The cost of support depends on the purchase budget and the goal - investment, relocation or a home for yourself; the manager calculates it in the chat.
Does the purchase give residence
Residence in Taiwan is granted for work, business, study or family, and buying property is not one of these grounds. The route through your own company is on the page Taiwan start-up visa, and all options are on the page Taiwan: all programs.
An apartment can be bought without any status, on the reciprocity principle: if the buyer's country allows Taiwanese citizens to buy. Citizens of countries on the Ministry of the Interior list, such as most European countries, simply file documents with the local land office. Russia is not on the list, so a Russian citizen proves reciprocity with documents, and the local administration decides. The deal can be done by power of attorney certified at a Taipei representative office. A manager will find an apartment for a family move in the chat.
How we select a property
- Budget and goal: rental income, capital preservation, relocation or a home for yourself. The manager clarifies the city and district - Taipei, New Taipei, Taoyuan, Taichung, Tainan or Kaohsiung.
- A selection of real properties: apartments with the seller's price, title area and area without common parts, building year, parking and a yield calculation.
- Checks: a land register extract - owner, mortgage and restrictions; the building's year and seismic resistance, sea-sand concrete, buildings on the list with radioactive rebar from the 1980s, illegal rooftop additions, the apartment's history.
- A remote deal by power of attorney: proof of reciprocity, the contract and deposit, payment through a bank escrow account, deed tax and title registration through a land administration agent.
The manager sends the selection to the chat, with sellers' prices as of the selection date.
