How much an apartment in Senegal costs in 2026
Apartment prices in Senegal are quoted in CFA francs, often with a euro price alongside. By our experts' estimate, a square metre in the residential districts of Dakar - from Parcelles Assainies and Grand Yoff to Sacré-Cœur and Mermoz - costs about $1,400 (830,000 CFA francs). In Plateau, Almadies and Ngor by the ocean a square metre costs one and a half to two times more.
| Apartment in Dakar | Floor area | Price at the average square metre |
|---|---|---|
| One-bedroom | 50 m² | ~$71,000 |
| Two-bedroom | 80 m² | ~$110,000 |
| Three-bedroom | 110 m² | ~$150,000 |
Square metre prices are our experts' estimate in 2026, rounded; the apartment price is the average square metre multiplied by the floor area, with CFA francs converted at the rate on that date.
What yield letting gives
The long-term rental yield in Dakar is about 7.3% a year before tax and costs, by our experts' estimate: a three-bedroom apartment in the residential districts is let for about $920 a month. Small apartments earn more per dollar invested, large ones less.
| Tax | Rate |
|---|---|
| Rental income | 20% of the net income, for residents and non-residents alike |
| Annual tax on buildings | 5% of the rental value, new buildings exempt for 5 years |
| Gain on the sale of an apartment | 10% |
| Inheritance tax | on a scale by degree of kinship |
Data for 2026: the yield is our experts' estimate for Dakar; a comparison of countries is in the rental yield table.
How to bring in the money for the purchase is covered on the page how to send money to Senegal, and life in the capital is described on the page Dakar.
What costs to add to the property price
| Payment | Amount |
|---|---|
| Transfer duty on the title | 5% of the price |
| Entry in the land register | 1% of the price |
| Notary | on a scale from the price, plus 18% VAT |
| Building maintenance fee | monthly, at the building manager's tariff |
Data for 2026. For an apartment in Sicap Liberté at $106,000 the transfer duty comes to about $5,300 (3,200,000 CFA francs). The deal is executed by a notary, and an apartment in a building on land without a title deed - with a right of use only - will not be registered to a foreigner. A manager calculates the total for a specific property.
In Senegal the land title deed and the apartment's entry in the register are checked before the deposit
Mistakes cost more than the support: an apartment in a building on land without a title deed will not be registered to you; land disputes and encumbrances pass to the buyer; arrears of building fees fall on the new owner; a forgotten 6% in duties changes the yield calculation. We check the title, the register and the developer before the deposit and run the deal together with the notary.
The cost of support depends on the purchase budget and the goal - investment, letting or a home for yourself; a manager will calculate it in the chat.
Does the purchase give a residence permit
The purchase on its own does not give a residence permit. Foreigners obtain a Senegalese resident card for work, business or family, and citizens of the Economic Community of West African States live in the country without a visa.
You can buy an apartment without a status too: a foreigner registers it in their own name on a passport before a notary, and the title is entered in the land register. What matters is that the land under the building has a title deed and the apartment itself has its own entry in the register.
How we find a property
- Budget and goal: investment, letting or a home for yourself. The manager clarifies the district of Dakar and how you will pay.
- A selection of real apartments in buildings on titled land: the seller's price, floor area, the building fee, a yield calculation.
- Checks before the deposit: the land title deed and the apartment's entry in the register, disputes and encumbrances, arrears of fees and taxes, the developer.
- A remote deal through a notary in Dakar: the agreement, payment by bank transfer, the transfer duty, the entry of your title in the land register.
The manager sends the selection to the chat, with sellers' prices on the date of the selection.
