What an apartment in Lithuania costs in 2026

Lithuania is a member of the European Union and the euro area, so prices, rents and payments are in euros. In 2025 a square metre of an apartment cost 1,900 euros (about $2,200) on average across the country and rose by 11.6% over the year: by 7.8% in Vilnius, 12.2% in Kaunas, 11.7% in Klaipėda, 15% in Šiauliai and 13.6% in Panevėžys. Vilnius is 1.4-2.4 times more expensive than the other cities, while rent in Šiauliai and Panevėžys brings the most as a share of the price. Before the deal the building's energy class and facade insulation are checked: they set the heating bills paid by the tenant or the owner.

CitySquare metreRent per m² a month
Vilnius~$3,200~$15
Kaunas~$2,300~$12
Klaipėda~$2,000~$11
Šiauliai~$1,500~$8.9
Panevėžys~$1,400~$8.6

The square metre price is the average transaction price of apartments in multi-dwelling buildings in 2025, the rent is the average annual rent per square metre of an apartment in 2025 converted to a month, according to the State Data Agency of Lithuania. Dollars at the rate of October 23, 2026, rounded up.

What yield letting gives

The gross rental yield of an apartment in Kaunas is about 6.3% a year before tax, 6.5% in Klaipėda, 7.5% in Šiauliai, 7.8% in Panevėžys and 5.4% in Vilnius. In 2025 rent per square metre rose by 6.2% in Vilnius, 13.9% in Kaunas, 17.5% in Klaipėda, 24.9% in Šiauliai and 25.8% in Panevėžys. The parties set the rent freely, and the owner pays the building management and repair contribution.

TaxRate

Purchase taxnone

Data for 2026: yield is based on the average rent and square metre price in 2025; a comparison of countries is in the rental yield table.

Rental income and the gain on selling an apartment in Lithuania are taxed in Lithuania even when the owner lives abroad: they are reported in the Lithuanian annual return and treated under the rules of the owner's own country.

What costs to add to the property price

PaymentAmount
Purchase taxnone
Notary0.37% of the price, capped at ~$5,700, plus 21% VAT
Centre of Registers feefor registering the title, depends on the property value
Translation and interpretertranslation of documents into Lithuanian and an interpreter at the deal if the buyer does not speak Lithuanian
Bank feesfor the transfer and payment through the notary's deposit account

Data for 2026. For a one-bedroom apartment in Kaunas at 95,600 euros the notary with VAT comes to about 428 euros (about $480). Lithuanian banks rarely give mortgages to non-residents without income in Lithuania, so the purchase is planned with own funds. The notary and the bank do not accept money without a proven origin, so statements and income documents are prepared in advance. The total for a specific property is calculated by a manager.

In Lithuania the right to buy and the land under the building are checked before the deal

Mistakes here cost more than the notary: a deposit for an apartment the notary will not register because of the buyer's citizenship, a plot under the house that does not pass to the buyer, money without a proven origin held up by the bank, unregistered alterations. Murblz support removes these risks: we find an apartment for the budget and goal, check the right to buy and the property in the Centre of Registers, prepare proof of the origin of funds and take the deal through the notary to the registration of title and the keys.

The cost of support depends on the purchase budget and the goal - a home for relocation, an apartment for children's studies or an investment; a manager will calculate it in the chat.

Does buying give a residence permit

Buying a home in Lithuania does not give a residence permit: the grounds listed by the Migration Department do not include a purchase. The closest investment route is putting at least 260,000 euros (about $300,000) into the capital of a Lithuanian company that has operated for at least 6 months and created at least 5 jobs; the permit on this ground is issued for 2 years, and an apartment can be an asset of the company.

A foreigner buys apartments, houses and commercial premises on the same terms as Lithuanian citizens. Land is owned by citizens and companies of the European Union, the European Economic Area, the Organisation for Economic Co-operation and Development and NATO countries, others lease the plot under the house. Russian citizens without a Lithuanian residence permit are barred from buying property by the law on restrictive measures until 31 December 2027.

How we select a property

  1. Budget and goal: a home for relocation, an apartment for children's studies, an investment. The manager calculates rent and yield for your case and checks the right to buy by citizenship.
  2. A selection of real properties: apartments with the seller's price, a comparison with registry transaction prices, the building's energy class and its running costs.
  3. Checks before the deal: the owner, encumbrances and seizures in the Centre of Registers, unregistered alterations, rights to the land under the building.
  4. The deal at a notary: the sale agreement, payment through the notary's deposit account or a bank, registration of title at the Centre of Registers within a few working days. Checks and the draft agreement take one to three weeks, the deal itself one day.

The manager sends the selection to the chat, with the sellers' prices on the date of the selection.
