What properties investors buy in Bulgaria
Seven apartments for sale in Bulgaria now, from $32,000 to $346,000: resorts by the sea and in the mountains, Plovdiv, Burgas, Varna and Sofia. The price, area, floor and condition are the seller's; a manager will send the documents, the floor plan and similar options to the chat.

A furnished studio in a complex with six pools
from $32,000
A 30 m² studio on the 2nd floor of 4 in a complex in Sunny Beach, in a building completed in 2016. It is sold furnished; the complex has six pools, with a golf course and tennis courts nearby. The complex maintenance fee is $650 (€572) a year, and the owner sells directly. The resort has almost no long-term rent, so the studio is bought for living by the sea and letting in season.

A one-bedroom apartment with mountain views 6 km from the lift
from $48,000
A 58 m² apartment on the 3rd floor of 5 in a complex between Bansko and Razlog, in a building from 2003: a living room and a bedroom, with windows facing the mountains. It is sold furnished. The lift to the Bansko ski slopes is 6 km away. The season here is winter and long-term rent is scarce, so the apartment is bought for living in the mountains and holidays.

A one-bedroom apartment with a terrace and storage room by a shopping mall
from $107,000
A 56 m² apartment in a panel building in central Plovdiv: a living room, a separate kitchen, a bedroom, a terrace and a storage room, with the windows already replaced. It needs renovation and is priced at the bottom of the district. There is free parking by the building and a large shopping mall nearby. After renovation such apartments rent from $620 (€550) a month, about 6.9% a year.

A one-bedroom apartment with a terrace near the Sea Garden
from $112,000
A 51 m² apartment on the 4th, top floor of a brick building from 1990 in the Lazur district: a kitchen-living room, a bedroom and a terrace. The Sea Garden and the sea are a few minutes' walk away. The apartment is noticeably cheaper than similar ones in the district. Such apartments in Lazur rent from $450 (€400) a month, about 4.9% a year.

A south-facing one-bedroom apartment near the Opera
from $135,000
A 50 m² apartment on the 4th floor of 5 in a building from 2007 in central Varna: a living room and a bedroom, with windows facing south. On paper it is a residential apartment, not an atelier. The Opera House and the main streets of the centre are nearby. Such apartments in central Varna rent from $730 (€650) a month, about 6.5% a year.

A one-bedroom apartment in Lozenets a few minutes from the metro
from $242,000
A 58 m² apartment on the 2nd floor of 6 in Lozenets, one of the most expensive districts of Sofia: a living room with a kitchen and a bedroom. A metro station is a few minutes' walk away. The apartment is cheaper than most similar ones in the district. Such apartments in Lozenets rent from $790 (€700) a month, about 3.9% a year.

A three-bedroom apartment with an attic and a double garage for a residence permit
from $346,000
A 142 m² apartment on the 3rd floor of 4 in a small building in central Sofia: three bedrooms, a 30 m² attic and a 40 m² cellar. It comes with a double garage, a parking space and 33% of the plot; a citizen of a non-EU country holds the share of land through a Bulgarian company. The price meets the threshold for residence by purchase, $345,000 (306,800 euros). Such apartments in central Sofia rent from $1,240 (€1,100) a month, about 4.3% a year.
The price is the seller's price in 2026, in dollars rounded up to the thousand, in euros in brackets. Each apartment costs no more than the lowest price of similar apartments in the district plus 10%, the residence permit apartment from the threshold of $345,000 (306,800 euros). The monthly rent comes from long-term rental listings for similar apartments in the district. The floor follows the Bulgarian count in the listing. We check the cards monthly and replace a sold apartment with one of the same type and price.

What yield renting out gives
The gross yield from long-term rent in Sofia is about 4.2% a year before tax. In Plovdiv and Varna entry is cheaper while rents hold up: the apartments in the cards rent at 6.5-6.9%. Sunny Beach and Bansko have almost no long-term rent; income there comes from the summer and winter seasons.
| Tax | Rate |
|---|---|
| Income from letting a home | a flat 10%; a non-resident pays it on Bulgarian rent |
| Sale | 10% of the gain; a resident of Bulgaria or the EU pays nothing on one home a year owned for more than 3 years |
| Annual property tax | 0.01-0.45% of the tax assessment, set by the municipality, plus a waste collection fee |
| Company holding land | 10% corporate tax and annual accounts |
Data for 2026: the yield is the Sofia average; countries are compared in the rental yield table.
In 2023 Russia suspended the main articles of its double tax treaty with Bulgaria, so tax on rent is paid in Bulgaria. Rates and examples are on the page taxes in Bulgaria.
What costs to add to the property price
| Payment | Amount |
|---|---|
| Local acquisition tax | 0.1-3% of the higher of the price or the tax assessment: about 2.5% in Sofia, up to 3% in the resorts |
| Notary | 0.1-1.5% of the value, capped at $3,400 (€3,000), plus 20% VAT |
| Entry in the Property Register | a Registry Agency fee of 0.1% of the price |
| Sworn translator | required at the notary if the buyer does not speak Bulgarian |
| Resort complex maintenance fee | from $650 (€572) a year for the studio in the cards |
Data for 2026. A citizen of a non-EU country holds the land under a house through a Bulgarian company. A manager calculates the total for a specific apartment.
In Bulgaria the apartment is checked in the Property Register before the deposit
Mistakes cost more than the tax: an apartment registered as an atelier or office rather than a home, a building without an occupancy permit, unpaid resort complex fees and money that a bank will not accept without a planned payment route. Murblz support removes these risks: we find a property for the budget and goal, check the owners, encumbrances and permits, register a company for land and take the deal at the notary through to the registry entry.
The cost of support depends on the purchase budget and the goal - investment, relocation or a residence permit; a manager calculates it in the chat.
Does buying give a residence permit
Yes, from $345,000. Bulgaria gives residence for a property investment of at least $345,000 (306,800 euros); before the switch to the euro the threshold was 600,000 leva. The three-bedroom apartment in central Sofia in the cards meets the threshold, and a manager will send other apartments and houses from this amount to the chat.
Bulgaria closed its citizenship by investment scheme in 2022. You can buy an apartment without residence: a citizen of any country buys an apartment or house in their own name without a separate permit. With a Russian passport, money is a separate task: EU banks do not accept deposits above $113,000 (100,000 euros) from Russian citizens without an EU residence permit, so the payment route is planned before the deposit. The terms are on the page Bulgaria residence permit.
How we find a property
- Budget and goal: investment, a home by the sea or in the mountains, a residence permit. The manager clarifies the city, district and how you will pay.
- A selection of real properties: apartments with the seller's price, floor area, floor, maintenance fee and a yield calculation.
- Checks: owners and encumbrances in the Property Register, the occupancy permit of the building, residential status rather than an atelier or office.
- A remote deal by power of attorney: a preliminary contract with a deposit, the notarial deed with a sworn translator, the local tax and the registry entry.
The manager sends the selection to the chat, with sellers' prices on the date of the selection.
