What an apartment in Azerbaijan costs in 2026
The Azerbaijani property market is above all Baku: it has almost all new construction and most tenants. In summer 2026 an apartment square metre in Baku cost about $1,600 on the resale market and about $1,700 in a new building. According to the Central Bank of Azerbaijan for the second quarter of 2026, housing rose 8.6% in a year, new buildings 12.4% and rents 7.4%. The centre and seafront blocks cost several times more, while residential districts by the metro are closer to the average price. An apartment without a title extract sells for less, but it cannot be officially resold and does not qualify for residence.
| Market | Apartment per m² | 50 m² apartment |
|---|---|---|
| Baku resale market | ~$1,600 | ~$80,000 |
| Baku new buildings | ~$1,700 | ~$85,000 |

What letting gives
Apartments in Baku are let long term to visiting professionals, company staff, students and families, and rents rose 7.4% in a year. From 2026 the tax on an individual's rental income is 10% instead of 14%: if the tenant does not withhold the tax, the owner registers with the tax service and pays it. A manager calculates the income of a specific apartment taking into account the district and the renovation.
| Tax | Rate |
|---|---|
| Rental income | 10% from 2026 |
| Property tax | 0.4 manats per m² a year above 30 m², with a district coefficient of 0.7-1.5 |
| Tax on sale | paid by the seller: 15 manats per m² with a district coefficient, the first 30 m² exempt; not due after 3 years of registration in the apartment |
2026 data; a comparison of countries is in the rental yield table.
A tax resident of another country reports rental income from Azerbaijan under the rules of that country. An account for the rent is convenient to open at an Azerbaijani bank - see personal bank account in Azerbaijan.
What costs to add to the property price
| Payment | Amount |
|---|---|
| Notary duty on the contract, Baku | $170 (280 manats); in Sumgait, Ganja and Absheron 70% of this rate, in other towns 50% |
| Notary duty and service together, Baku | ~$190 |
| Title extract from the registry | ~$30 |
| Encumbrance certificate | ~$10 |
| Tax for the buyer | none |
2026 data. The buyer's government fees on top of the price come to $230 or more. The price is paid through a bank, which asks for documents on the source of the money. If the apartment is needed for residence, a valuation is added to the costs. A manager calculates the total for a specific property.
In Azerbaijan the title extract is checked before the deposit
Mistakes here cost more than the fees: an apartment without a title extract that cannot be resold or used for residence, a house on a plot that cannot be registered to a foreigner, a mortgage or an arrest discovered after the deposit, a valuation below the 100,000-manat threshold, a residence application filed too late. Murblz support removes these risks: we find an apartment for the budget and goal, check it in the registry, take the deal through the notary to a title extract in your name and prepare the documents for residence.
The cost of support depends on the purchase budget and the goal - letting, a family home or residence; a manager will calculate it in the chat.
Does buying give a residence permit
Yes, a temporary residence permit for owners of property from $59,000 (100,000 manats): it is issued for up to 1 year and then extended for up to 2 years each time. An owner of property from $120,000 (200,000 manats) gets a 5-year permanent residence permit after at least two years of temporary residence. This ground is set out in the Migration Code. Any apartment from the cards meets the temporary residence threshold, apartments from 75 m² meet the permanent one, and a manager will send other properties to the chat.
The application goes to the State Migration Service no later than 30 days before the permitted stay ends, with the title extract and a valuation certificate. The fee for a one-year temporary residence permit is about $75 and the review takes 20 working days. The law does not divide buyers by citizenship: citizens of Russia, Belarus and Kazakhstan need no visa, and a foreigner staying longer than 15 days registers at the place of stay.
How we find a property
- Budget and goal: long-term letting, a family home or residence. The manager clarifies the district and the payment method.
- A selection of real properties: apartments with a title extract, the seller's price, the area and a calculation of rental income.
- Checks before the deposit: the owner, mortgages and arrests in the property registry, the type of land right, consent of the seller's spouse, and a valuation if the apartment is needed for residence.
- The deal: a contract at a notary, who withholds the seller's tax and sends the documents to the registry, payment through a bank, a title extract in your name, then the documents for residence.
The manager sends the selection to the chat, with sellers' prices on the date of the selection.
