Investment property: Azerbaijan
Azerbaijan's property market is essentially Baku: the capital concentrates new construction, business activity and most of the rental demand from expats and posted professionals.
Foreigners can freely buy apartments, houses and commercial premises in their own name, but land is the exception - non-residents cannot own plots outright and have to rely on long-term leases. A practical bonus for investors: owning real estate in Azerbaijan is one of the recognized legal grounds for a temporary residence permit, with the law tying that right to a minimum property value that should be checked against the current rules at the time of purchase.

Azerbaijan residence through property: thresholds and terms
According to the State Migration Service, owning property is a standalone ground for a residence permit:

The rate is the official peg of 1.70 manat to the dollar. The application goes to the State Migration Service no later than 30 days before your permitted stay ends, together with an extract on the state registration of ownership from the property register.

What matters when buying
- A foreigner buys flats, houses and commercial premises outright; land is available only on a long-term lease.
- The value for residence is proven by the deal and register documents, so the contract price must not be understated.
- Ownership must be registered before you apply for residence.
Owner taxes in 2026
Individuals pay property tax on homes and other premises on the area above 30 square metres. In Baku the rate is AZN 0.4, about $0.24, per square metre a year, with a coefficient of 0.7 to 1.5 depending on the district; in Ganja, Sumgayit and Absheron district it is AZN 0.3. Amendments approved by the president at the end of December 2025 cut the tax on individuals' residential rental income from 14% to 10%; if the tenant does not withhold it, the owner registers with the tax service and pays it directly.
