The price is the seller's price in 2026, in dollars rounded up to the thousand, in euros in brackets. Each apartment costs no more than the lowest price of similar apartments in the district plus 10%, the residence apartment from the threshold of $450,000 (400,000 euros) and from 120 m². The monthly rent is the average of long-term rental listings for similar apartments in the city. We check the cards monthly and replace a sold apartment with one of the same type and price.

What yield renting out gives
The gross yield from long-term rent in Athens is about 5.5% a year before tax. The apartments in the cards in Piraeus, Glyfada and Heraklion rent at 6.1-6.6%, and those in Volos and central Thessaloniki at 7.3-7.9%. New short-term rental registrations are frozen in three central districts of Athens for 2025-2026, so the yields of the apartments in the cards are calculated on long-term rent.
| Tax | Rate |
|---|---|
| Income from letting a home | 15% up to $14,000 (12,000 euros) a year, 35% up to $40,000 (35,000 euros), 45% above |
| Unified property tax | every year, the amount depends on the area, location and features of the apartment |
| 15% tax on the gain from a sale | suspended until 31 December 2026 |
Data for 2026: the yield is the Athens average; countries are compared in the rental yield table.

What costs to add to the property price
| Payment | Amount |
|---|---|
| Property transfer tax | 3.09% of the price or the cadastral value, whichever is higher |
| VAT on a new home from a developer | 24%; until 31 December 2026 a new apartment can be bought with the 3.09% tax if the developer has chosen that regime |
| Notary, lawyer and land registry | paid separately from the tax |
| Greek tax number and a Greek bank account | needed before the deal; payment is cashless only |
| Tax for buyers from outside the EU | the government has announced 15% plus a local levy from 1 July 2027 for those without long-term residence; the law has not been passed yet |
Data for 2026. A separate purchase permit is needed only in border areas and on some islands. More on the tax from 2027 in the article the 15% tax for foreigners in Greece. A manager calculates the total for a specific apartment.
In Greece the land registry and unauthorised additions are checked before the deposit
Mistakes cost more than the tax: an apartment with an unauthorised addition or an enclosed balcony that cannot be sold until it is legalised, unpaid unified property tax, a home outside the right residence threshold zone or under 120 m². Murblz support removes these risks: we find a property for the budget and goal, check the land registry, debts and areas, get the tax number and bank account and take the deal through to registration.
The cost of support depends on the purchase budget and the goal - investment, relocation or a residence permit; a manager calculates it in the chat.
Does buying give a residence permit
Yes, a 5-year investor residence permit for the whole family for one apartment or house of at least 120 m². The thresholds apply from 1 September 2024 under Law 5100/2024: $899,000 (800,000 euros) in Attica, the Thessaloniki area, Mykonos, Santorini and islands with more than 3,100 residents, including Crete, and $450,000 (400,000 euros) in the rest of Greece. A residence property cannot be let short term. The new 139 m² apartment in Volos in the cards meets the threshold, and a manager will send other properties from this amount to the chat.
From $281,000 (250,000 euros) residence is given only for converting a commercial space into a home or restoring a listed building. The card is renewed every 5 years while the investment is kept, and you do not need to live in Greece for that. A citizen of any country can buy an apartment without a residence permit. More on the page Greece residence by investment.
How we find a property
- Budget and goal: investment, a home for relocation or an investor residence permit. The manager clarifies the city, district and how you will pay.
- A selection of real properties: apartments with the seller's price, floor area, year of construction and a yield calculation.
- Checks: ownership and encumbrances at the land registry, tax debts, unauthorised additions, the energy certificate and the residence threshold zone.
- A remote deal by power of attorney: a Greek tax number, a bank account, the contract at a notary and registration at the land registry.
The manager sends the selection to the chat, with sellers' prices on the date of the selection.
