What taxes are paid on letting, owning and selling
Income from letting an apartment in Slovakia is taxed at the same income tax scale as a salary, and documented expenses on the apartment are deducted from the income. The first €500 of rent a year is not taxed, and the lease is concluded in writing. A manager will calculate the rental income of a specific apartment after tax in the chat.
| Tax | Rate |
|---|---|
| Rental income up to $560 (€500) a year | not taxed |
| Rental income above €500 a year | 19% on the part of income up to $50,000 (€43,983.32), 25% up to $68,000, 30% up to $84,000, 35% above |
| What is deducted from the rent | documented expenses on the apartment: repairs, building charges, loan interest |
| Property tax | local, at the city's rate per square metre a year |
| Sale within 5 years | the gain is taxed at the same 19-35% scale |
| Sale after 5 years | not taxed |

In Slovakia the cadastre extract and building debts are checked before the deposit
Mistakes cost more than the fees: an apartment with a mortgage or a restriction in the cadastre, the previous owner's debts to the building's management company, a new build without an occupancy permit, land outside built-up areas that a foreigner cannot register in their own name, a transfer held by the bank because the source of funds was not confirmed. Murblz support removes these risks: we find an apartment for the budget and goal, check the cadastre extract and the building's documents, prepare payment and take the deal through to title registration, and help with letting.
The cost of support depends on the purchase budget and the goal - investment, relocation or a home for yourself; the manager calculates it in the chat.
Does the purchase give residence
Residence in Slovakia is granted for a specific purpose: work, your own business, study or family, and buying property is not one of these grounds. Since 1 July 2025 business residence is applied for only through an embassy, with a business plan and within a quota of 700 applications a year. Your own apartment still helps: it proves the accommodation without which no residence permit is issued. All grounds are on the page Slovakia residence permit; permanent status is granted after 5 years with an A2 Slovak language exam, and Slovak citizenship after 8 years of permanent residence.
An apartment can be bought without any status: a foreigner registers an apartment, a house or a plot in a town in their own name without permits, and restrictions apply only to agricultural and forest land outside built-up areas. Slovakia is in the European Union, the Schengen area and the euro area, so prices and payments are in euros. A manager will find an apartment for a family move in the chat.
How we select a property
- Budget and goal: rental income, capital preservation, relocation or a home for yourself. The manager clarifies the city - Bratislava, Košice, the industrial cities of the west and north or the university cities of the centre and east.
- A selection of real properties: apartments with the seller's price, area, building year, energy class and a rental income calculation.
- Checks: an extract from the real estate cadastre - owner, area, mortgages and restrictions, debts to the building's management company, the occupancy permit of a new build.
- A remote deal by power of attorney: the purchase contract, payment by transfer or through a notary's account, the cadastre registration filing and title registration.
The manager sends the selection to the chat, with sellers' prices as of the selection date.
