What yield letting brings

By law the deposit is no more than three months' rent, and leases are usually signed for a year. Acquisition taxnone, abolished by Act No. 386/2020
Land Registry fee2,000 korunas, ~$92, for entering the ownership right
Escrow and contractholding the money in escrow with a notary, lawyer or bank and a contract in Czech - at their rates
Building upkeepa monthly contribution to the apartment owners' association for repairs and services, separate from taxes

Data for 2026. There is no purchase tax, so on top of the apartment price you pay the Land Registry fee, the lawyer, escrow and document translation; an agent and bank transfer fees are paid separately. The manager calculates the total for a specific property.

In the Czech Republic the apartment and the type of ownership are checked before the deposit

Mistakes cost more than the transaction: a cooperative apartment instead of one in ownership, a mortgage or a seizure in the Land Registry, debts to the owners' association, money sent to the seller before the right is entered. Murblz support removes these risks: we find an apartment for your budget and goal, check the Land Registry extract and the type of ownership, calculate the tax and yield, agree the payment route and run the transaction through escrow until the right is entered in your name.

The cost of support depends on the purchase budget and the goal - letting or a home for yourself; the manager will calculate it in the chat.

Buying with no restrictions, except farm and forest land

A foreigner buys an apartment in the Czech Republic on the same terms as Czech citizens, with no permits and without residence; restrictions remain only on agricultural and forest land. The contract is drawn up in Czech, the money is held in escrow with a notary, lawyer or bank until the right is entered, and the right is entered in the Land Registry no earlier than 20 days after the previous owner is notified - the whole registration takes about a month. An apartment can be in personal ownership or cooperative, where you buy a share in the cooperative rather than the apartment itself, so we check the type of ownership before the deposit.

Buying an apartment does not give residence: status is obtained through work, business, study or family. For citizens of Russia and Belarus without residence in the European Union, banks do not accept deposits over 100,000 euros, and the lawyer and the bank check the buyer against sanctions lists, so we agree the payment route before the deposit. Status conditions are on the Czech residence permit page, and the manager will send a selection of apartments for your goal to the chat.

How we select a property

  1. Budget and goal: letting or a home for yourself. The manager clarifies the city, district and type of building.
  2. Buyer's documents: passport, proof of the source of funds and an account for the transaction.
  3. A selection of real properties and checks: the Land Registry extract, the type of ownership, mortgage, seizures and debts to the owners' association - before the deposit.
  4. The transaction: a contract in Czech, the money in escrow, entry of the right in the Land Registry in your name and payment to the seller after the entry.

The manager sends the selection to the chat, with sellers' prices on the date of the selection.
