The Czech Republic is an EU country with a steady housing market in Prague, Brno and spa towns. For investors it has two key advantages. First, foreigners buy apartments, houses and commercial premises on the same terms as citizens; restrictions remain only on agricultural and forest land. Second, the real estate acquisition tax was abolished by Act No. 386/2020, so there is no separate tax on the purchase price. What a foreigner can buy
- Apartments, houses and commercial premises on the same terms as Czech citizens and local companies.
- Agricultural and forest land with restrictions for foreign buyers, so land outside towns is checked separately.
- Buying through a Czech company suits several properties and letting but adds the company's bookkeeping and taxes.
Taxes on purchase and ownership
- On purchase there is no acquisition tax: it was abolished by Act No. 386/2020.
- On ownership the owner pays annual real estate tax, with rates depending on the type of property and municipality.
- On rent Czech income tax applies, and a non-resident must also consider tax at home.

An investment apartment: what to look at
- Location and rental demand. Proximity to transport, universities and business districts decides how fast it lets.
- Type of ownership. An apartment may be in personal ownership or cooperative, where you buy a share in the cooperative, not the apartment itself. These carry different risks.
- The building's condition and owners' meeting decisions on future repairs.
- Encumbrances in the cadastre - mortgages, easements, seizures.
Residence
Buying property in the Czech Republic does not give residence. You can live there on other grounds - work, business, study or the remote specialist programme - and the apartment then proves accommodation. See Czech remote work visa.
