Investment property: Denmark
Denmark is one of the most restricted property markets in Europe for foreign buyers, and it is better to say so upfront.
Purchases are available to those who live in the country or are moving here, and coastal summer houses are protected especially strictly. In return the market is transparent: deals go through a digital land registry, and prices and taxes are predictable. Demand centres on Copenhagen, Aarhus, Odense and Aalborg.

Denmark kept special rules on summer houses when joining the EU, so even EU citizens cannot buy a seaside holiday home without permanent residence and permission.
Purchase costs
- Title registration fee - DKK 1,850, about $278, plus 0.6% of the price.
- Mortgage registration fee - a fixed amount plus a percentage of the loan.
- The buyer's lawyer or adviser - by agreement; in Denmark the buyer usually hires their own.
- The seller provides condition and electrical reports, and insurance against hidden defects can be taken on the seller's offer.

Annual property taxes
A new property tax system applies from 2024. Property value tax is 0.51% of 80% of the official valuation and 1.4% on the part above DKK 9,706,000, about $1,455,000. The owner also pays municipal land tax. The tax authority sets the valuation, and it can be appealed.
How a purchase works
- Choosing a property and checking whether you need Ministry of Justice permission.
- A purchase offer with a right to withdraw within six working days for a small payment to the seller.
- Checks of condition reports, the land registry, debts and easements.
- A deposit or bank guarantee, then registration of the deed in the digital land registry.
- Payment and handover of keys.
Mortgages in Denmark
Danish mortgages are issued through mortgage credit institutions and funded by bonds, with a down payment usually at least 5% of the price plus a bank loan for part of the amount. Loans go to people with a Danish CPR number, Danish income and a Danish bank account, so for those relocating the purchase is usually planned after starting work in the country.
Property and residence
Buying property gives no residence in Denmark. The right to live in the country comes from work, study, family or EU registration, and only then does buying a home become possible.
