Ecuador is a niche market with an important advantage: the economy is dollarised, prices and deals are in US dollars, and there is none of the currency risk typical of Latin America.
The main markets are the capital Quito, business hub Guayaquil, Cuenca, popular for retirement, and the Pacific coast: Salinas, Manta, Montañita. Foreigners buy property on the same terms as citizens, and a purchase above a set amount can support an investor visa.
Where people buy and why

- Cuenca - a colonial city with a mild climate, popular with retirees from the US and Europe.
- Guayaquil - the business centre and port, flats in new areas such as Samborondón and La Puntilla.

Local banks lend to foreigners with an Ecuadorian ID but require a high down payment, so most foreign buyers pay with their own funds.

Ecuador's annual municipal property tax is low and depends on cadastral value. Bringing money in for a purchase is not taxed, but later taking money abroad carries the 5% currency outflow tax, which matters if you plan to sell and repatriate.

How the deal works
- A property registry check: owner, mortgages, liens, easements.
- Municipal certificates of no property tax debt and of cadastral value.
- A promise-to-sell agreement and a deposit, usually 10%.
- The sale deed before a notary, payment by transfer or bank cheque, tax payment.
- Registration in the canton's property registry.
Resale homes usually complete in 1-2 months.
Investor visa through property
A property purchase of 100 basic wages - $48,200 in 2026 - can support an investor visa. After two years of temporary residence you can apply for permanent residence. Retirees have a separate visa with income of $1,446 a month. We prepare the purchase so the deal documents fit the visa application.
Letting
Rental income is subject to income tax, and short-term tourist lets require registration with the municipality and the tourism ministry. Cuenca and Quito have steady long-term rental demand; the coast has seasonal tourist demand.
