A square metre in Tampere costs about $3,400, a 32 m² studio in Lahti $62,000, a one-bedroom apartment in Tampere $150,000. The market in brief
Prices and rules as of 2026.
What an apartment in Finland costs in 2026
An apartment in Finland is bought as shares in the housing company that owns the building, and the apartment's share of the company's loan is added to the share price - so apartments are compared by the debt-free price. The owner pays the company a monthly charge for the upkeep of the building and, if the plot is leased from the city, the plot rent too. A square metre costs most in Helsinki and Espoo and two to three times less in the university towns. Before the deal the manager's five-year maintenance plan is checked: a pipe renovation in a 1960s-1980s building adds a separate charge for several years.
| City | Per m² | Monthly rent per m² |
|---|---|---|
| Helsinki | ~$5,700 | ~$24 |
| Espoo | ~$4,300 | ~$22 |
| Vantaa | ~$3,000 | ~$20 |
| Tampere | ~$3,400 | ~$19 |
| Turku | ~$3,000 | ~$18 |
| Oulu | ~$2,500 | ~$16 |
| Jyväskylä | ~$2,200 | ~$17 |
| Kuopio | ~$2,300 | ~$17 |
| Lahti | ~$1,800 | ~$15 |
| National average | ~$3,100 | ~$18 |
The price per square metre is the average resale price of apartments in blocks of flats from July 2025 to June 2026, rent is the average for non-subsidised leases from October 2025 to September 2026, from Statistics Finland. Dollars at the rate of October 23, 2026, rounded up.
What yield letting gives
The gross yield of letting a one-bedroom apartment in Tampere is about 6.4% a year before tax and the housing company charge, 6.7% in Turku, 7.8% in Oulu, 8.8% in Kuopio; a studio gives 10.4% in Jyväskylä, 11.8% in Lahti and 5.8% in Helsinki, a two-bedroom apartment in Vantaa 7.6%. The housing company charge in blocks of flats in 2025 averaged 4.88 euros (about $5.50) per square metre a month across the country and 5.90 euros (about $6.70) in the capital region; after it the yield in Tampere is about 4.5%. The parties to a lease set the rent freely, and the charge and repair costs are deducted from the income for tax.
| Tax | Rate |
|---|---|
| Rental income | 30% up to 30,000 euros (~$34,000) a year and 34% above, after deducting the housing company charge and expenses |
| Gain on sale | 30% and 34% on the same scale; your own home lived in for 2 years is sold tax-free |
| Property tax | paid by the housing company and already included in the monthly charge |
| Wealth tax | none |
2026 data: the yield is based on average rents from October 2025 to September 2026 and prices per square metre from July 2025 to June 2026; a comparison of countries is in the rental yield table.
Rental income and the gain on selling an apartment in Finland are taxed in Finland even when the owner lives abroad: they are reported in the Finnish tax return for the year.
What costs to add to the property price
| Payment | Amount |
|---|---|
| Transfer tax | 1.5% of the debt-free price for an apartment (housing company shares); 3% for a house with land |
| Ministry of Defence permit | for a house and land, a buyer from outside the EU pays 210 euros (~$240) online; not needed for an apartment |
| Agent's commission | paid by the seller |
| Deposit | up to 4% of the price under the preliminary agreement |
| Housing company charge | on average 4.88 euros (~$5.50) per square metre a month; it covers upkeep of the building and property tax |
2026 data. For a one-bedroom apartment in Tampere at 140,000 euros the transfer tax is 2,100 euros (about $2,400), and the seller pays the agent. Finnish banks rarely lend to non-residents without Finnish income, so the purchase is planned with own funds. Finnish banks do not accept deposits over 100,000 euros from Russian citizens without an EU residence permit, so we plan the payment in advance. A manager calculates the total for a specific property.
In Finland the housing company is checked before the deal
Mistakes here cost more than the transfer tax: a share of the housing company loan left out of the price, a pipe renovation a couple of years after the purchase, a charge that eats up the rent, a plot leased from the city with a rising rent. Murblz support removes these risks: we find an apartment for the budget and goal, check the housing company's articles, finances and repair plan, calculate the debt-free price and take the deal through to the transfer of the shares and the keys.
The cost of support depends on the purchase budget and the goal - a home for relocation, an apartment for children's studies or an investment; a manager will calculate it in the chat.
Does buying give a residence permit
Buying a home in Finland does not give a residence permit. Work, study, your own company or family in Finland do, and an apartment of your own makes relocation and children's studies easier. We plan the purchase together with the residence permit application.
A foreigner buys an apartment as housing company shares without permits and without travelling to Finland: the agreement is signed by power of attorney and payment goes through a bank. Since 15 July 2025 the law bars Russian and Belarusian citizens from buying houses and land, except holders of a Finnish permanent residence permit; the ban does not apply to apartments held as housing company shares.
How we find a property
- Budget and goal: a home for relocation, an apartment for children's studies, an investment. The manager calculates the housing company charge and the yield for your case.
- A selection of real properties: apartments with the seller's price, the debt-free price, the monthly charge and the building's repair plan.
- Checks before the deal: the housing company's articles and finances, the apartment's share of its loan, the manager's five-year maintenance plan, the plot lease.
- A remote deal: a preliminary agreement with a deposit of up to 4% of the price, the sale agreement by power of attorney, transfer tax within two months. The whole deal takes 2-6 weeks.
The manager sends the selection to the chat, with sellers' prices on the date of the selection.
