How to send money to Finland in 2026: euros in seconds, bank codes and an apartment in a housing company

A Finnish account gives euros in seconds and bank codes for every public service. From 1 January 2026 a gift from one donor is taxed only from $8,400 (€7,500) over 3 years, and an apartment is bought through housing company shares with a 1.5% transfer tax. Here is how to open an account and pay for a purchase.

In 2026 the simplest way to send money to Finland is a euro transfer to your own account at a Finnish bank: from EU countries an instant transfer arrives in seconds, from other countries in 1-3 business days through an intermediary bank. A Finnish account is opened after a meeting at the bank with a passport, residence permit and personal identity code, and with the account you get the bank codes to sign in to every public service. An apartment in Finland is bought as shares in a housing company with a 1.5% transfer tax, and a gift from one donor is not taxed up to €7,500 over three years.

Euros are converted into dollars at the European Central Bank rate of 7 October 2026 (1.1177 dollars per euro), rounded up.

Euros in seconds and an 18-character number

Finland has been in the euro area from day one, so Finnish banks follow the common instant payment rules: they have received instant euro transfers around the clock since January 2025, sent them since October 2025 and charge no more for them than for an ordinary transfer. A Finnish account number has 18 characters: the country code, two check digits and fourteen account digits. Before sending, the sender's bank checks the recipient's name against the account, and a typo is fixed before the money leaves.

From non-EU countries money comes by an ordinary international transfer. It is more convenient to send straight in euros: the Finnish bank credits the sum with no exchange, while dollars on a euro account are converted at its own rate on the day of receipt.

Bank codes: the key to the tax office, social insurance and renting

In Finland the bank codes for signing in to online banking serve as an electronic ID: through them you submit tax details, receive benefits, sign a lease and book a doctor. So a Finnish account is needed not only for transfers but for life in the country. The bank opens an account after a personal meeting, and for the codes it will ask for a passport, residence permit and personal identity code.

The personal identity code is issued together with the residence permit or on registration with the Digital and Population Data Services Agency. Under the Credit Institutions Act everyone legally resident in the European Economic Area has the right to a basic account, so with a residence permit it is opened at any Finnish bank. An apartment in Finland: housing company shares and a 1.5% tax

Most apartments in Finland are sold as a block of shares in the housing company that owns the building: the buyer gets the right to live in the apartment and pays a monthly charge for the building's upkeep. The transfer tax on buying shares is 1.5% of the price together with the company loan share, and on buying a house with land 3%; the buyer pays the tax. For an apartment at $230,000 (€200,000) with no company loan the tax will be $3,400 (€3,000).

A house with land is registered to a buyer from outside the EU with a permit from the Finnish Ministry of Defence, and which route is open to you depends on your citizenship and residence permit. The money for the apartment arrives on the Finnish account before the day of the deal: on that day the buyer's bank sends the price to the seller, and the seller hands over the shares.

A gift to a relative in Finland: €7,500 over three years tax-free

From 2026 a gift from one donor is taxed if it reaches €7,500 ($8,400) or more over three years; before, the threshold was €5,000. Gifts from one donor over three years are added together, so regular help from parents to adult children counts as one. The gift is declared within three months, and the tax office itself calculates the tax on the scale.

A student from a non-EU country needs $900 (€800) for each month of study for a residence permit, and for study of a year or more $11,000 (€9,600) on the account on the day of application, plus the first year's fee if there is one. This money is sent to an account in the student's name in advance, so the statement shows it on the application date; more on the status is on the Finland residence permit page.

What a Finnish bank will ask for up to $10,000, up to $100,000 and above

  • up to $10,000: the payment purpose and a recipient name that matches the account; for rent a contract with the landlord is enough;
  • $10,000-100,000: a 6-12 month statement and a document on the source - a sale contract, an income certificate, a dividend resolution;
  • over $100,000: a full pack on the origin of the money over several years and the contract the transfer is for, for example a contract to buy housing company shares.

Deposits at one Finnish bank are insured up to $120,000 (€100,000) per depositor. Capital income in Finland: 30% and 34%

A Finnish resident is someone who lives in the country for more than six months in a row or has a permanent home here. A resident pays tax on worldwide income: on interest, dividends and the sale of assets - 30% up to €30,000 ($34,000) of capital income a year and 34% above that.
