How much an apartment costs in Portugal in 2026

According to the National Statistics Institute of Portugal, in the first quarter of 2026 the median price of homes sold rose 19.8% over the year. Lisbon and the Cascais coast are the most expensive, the north of the country and the university cities the cheapest: in Braga and Coimbra a square metre of the apartments in the cards costs about $2,300, almost three times less than in the capital. Foreigners pay more than locals on average, because they more often buy new homes in the centre and by the sea.

The apartments in the cards in Lisbon, Porto and Parede rent at 5.1-6.5%, in Albufeira at 8.1% and in Braga at 10.7%: in the north the entry is cheaper, and homes are rented by students and young families. The yields of the apartments in the cards are calculated on long-term rent.

A buyer who was previously a Portuguese tax resident does not pay the 7.5% rate. A manager calculates the total for a specific apartment.

In Portugal the land registry and the housing permit are checked before the deposit

Mistakes cost more than the tax: an apartment without a permit to use it as a home, extensions that are not in the registry, the previous owner's debts on the municipal tax and building fees, a deposit under a preliminary contract that stays with the seller if you back out. Murblz support removes these risks: we find a property for the budget and goal, check the registry, the cadastre and the municipality, get the tax number and bank account and take the deal through to title registration.

The cost of support depends on the purchase budget and the goal - investment or relocation; the manager will calculate it in the chat.

Does buying give a residence permit

Buying a home does not give a residence permit in Portugal: the golden visa for property was abolished in October 2023. The golden visa remains for investments from $562,000 (500,000 euros) in investment funds, and to live in the country people get a passive income visa or a digital nomad visa. Your own apartment settles the housing question when you apply, and a manager will send apartments for relocation to the chat.

You can buy an apartment without a residence permit: no permits are needed and there are no nationality restrictions. The payment route is planned before the deposit. The remaining golden visa options are on the page Portugal golden visa.

How we find a property

  1. Budget and goal: investment, a home for relocation or an apartment by the sea. The manager clarifies the city, district and how you will pay.
  2. A selection of real properties: apartments with the seller's price, floor area, year of construction and a yield calculation.
  3. Checks: an extract from the land registry, encumbrances, debts on the municipal tax and building fees, the permit to use it as a home.
  4. A remote deal by power of attorney: a tax number, a bank account, the contract at a notary or the one-stop service and title registration.

The manager sends the selection to the chat, with sellers' prices on the date of the selection.
