What rental yield letting brings
The gross yield of long-term letting in Buenos Aires is about 6% a year before tax: a one-bedroom resale apartment rents for $500 a month on average, a two-bedroom one for $770. Small resale apartments in San Telmo, Caballito and Villa Crespo give the highest yield, 5.8-6.2%, while new apartments in Colegiales, Núñez and Palermo bring 3.4-4.1%: they are bought to preserve capital and for price growth. Since the rental law was repealed at the end of 2023, the parties choose the lease term, currency and indexation themselves, so the rent can also be set in dollars.
| Tax | Rate |
|---|---|
| Rental income, non-resident | 21% of the rent: 35% on a deemed income of 60% of the rent |
| Rental income, tax resident | 5-35% on a progressive scale |
| Gain on sale | 15% if the home was bought after 1 January 2018 |
| Personal assets tax | 0.5-0.75% in 2026, 0.25% from 2027 |
| Municipal property tax | every year, based on the city valuation |

What costs to add to the price
| Payment | Amount |
|---|---|
| Buenos Aires stamp duty | 3.5% of the price; buying a sole home to live in is exempt up to the city threshold |
| Notary | about 1-2% of the price plus 21% VAT on the fee |
| Title registration | fee of the city Property Registry |
| Property transfer tax | abolished in 2024 |
Data for 2026. The deal is settled in dollars, by transfer or in cash at a bank on the day of signing, and the notary records the source of funds. The manager calculates the total for a specific property.
In Argentina the Property Registry and the apartment's debts are checked before the deposit
Mistakes cost more than the tax: an apartment with a seizure or a mortgage in the Registry, the previous owner's municipal tax and utility debts, a new building without a building permit, a payment without proof of the source of funds. Murblz support removes these risks: we find an apartment for the budget and goal, check the Registry and debts, take the deal through the notary to title registration and help with letting.
The cost of support depends on the purchase budget and the goal - investment, relocation or a home for yourself; the manager calculates it in the chat.
Does the purchase give residence
Buying a home does not give residence in Argentina: residence here is granted based on income. The rentier residence permit requires a stable income from abroad of $1,300 a month or more - rent, interest, dividends; the threshold equals five Argentine minimum wages and rises with them. The first permit is issued for a year with renewal, and Argentina is one of the few countries where it takes only 2 years by law to go from the first residence permit to a passport. More on the page Argentina residence permit.
An apartment can be bought without any status: a passport and a tax number are enough, and since 2 March 2026 non-residents get the number under a single procedure. A foreigner buys an apartment in Buenos Aires on the same terms as an Argentine, and there are no separate restrictions for Russian citizens. A manager will find an apartment for a family move and residence in the chat.
How we select a property
- Budget and goal: rental income, capital preservation, relocation or a home for yourself. The manager clarifies the district and the payment method.
- A selection of real properties: apartments with the seller's price, area, building year and a yield calculation.
- Checks: an extract from the Property Registry, seizures and mortgages, municipal tax and utility debts, the building permit for new buildings.
- A remote deal by power of attorney: tax number, deposit and preliminary contract, deed at the notary and title registration.
The manager sends the selection to the chat, with sellers' prices as of the selection date.
