What property is bought for investment in Sweden
Above are the most interesting offers selected by our experts: apartments in debt-free co-operatives in towns with universities and jobs. A manager will find a property that fits your requirements.
Apartments for sale in university towns, Malmö, Gothenburg and a Stockholm suburb, prices by region, yield, taxes, the buying process and residence.
A foreigner buys an apartment in Sweden without permits or quotas, and almost every city apartment is a share in a housing co-operative: there is no stamp duty on it, the seller pays the agent's commission, and the board approves the new member. A square metre in Uppsala costs about $3,300, a 35 m² studio in Umeå $87,000, a one-bedroom apartment in Gothenburg $230,000. An apartment in Uppsala lets at about 5.7% a year before tax, and a co-op apartment is let with the board's consent - so in Sweden it is bought above all for the owner's own use: for relocation, work or children's studies.
This page covers apartments in the university towns of Umeå, Uppsala, Örebro and Jönköping, in the port town of Gävle, in Malmö next to Copenhagen, in Sundbyberg on the Stockholm metro and in Gothenburg. It also covers prices and rents by region, taxes, the buying process and residence. What is for sale today and the exact price will be confirmed by a manager.

What an apartment in Sweden costs in 2026
Almost all apartments in Swedish towns are sold as shares in housing co-operatives, and the share price does not include the monthly fee to the co-op: the larger the co-op's debt per square metre, the higher the fee. A square metre costs most in Stockholm, Gothenburg and Malmö and two to three times less in the university towns. Apartments are sold through open bidding after a viewing, so before bidding the co-op's annual report, its debts and the building repairs planned for the coming years are checked.
| Region | Per m² | Monthly rent per m² |
|---|---|---|
| Stockholm and suburbs | ~$6,400 | ~$15 |
| Gothenburg and suburbs | ~$4,600 | ~$14 |
| Malmö and suburbs | ~$3,400 | ~$15 |
| Uppsala County | ~$3,300 | ~$16 |
| Västerbotten County (Umeå) | ~$2,500 | ~$13 |
| Jönköping County | ~$2,500 | ~$13 |
| Östergötland County (Linköping) | ~$2,500 | ~$14 |
| Örebro County | ~$2,000 | ~$13 |
| Gävleborg County (Gävle) | ~$2,000 | ~$12 |
| National average | ~$4,100 | ~$13 |
The price per square metre is the average sale price of co-op apartments in 2025 divided by the average size of such an apartment in the same region, from Statistics Sweden; rent is the 2026 average in the region's main town. Dollars at the rate of October 23, 2026, rounded up.
What yield letting gives
The gross yield of letting a one-bedroom apartment in Uppsala is about 5.7% a year before tax and the co-op fee, 7.9% in Örebro, 7.4% in Gävle, 6.1% in Umeå, 5.2% in Malmö, 3.5% in Gothenburg and 2.8% in Stockholm. A co-op apartment is let with the board's consent, usually for a year or two while the owner works or studies in another town. That is why an apartment in Sweden is chosen above all for living, relocation and children's studies, and rental income is a bonus.
| Tax | Rate |
|---|---|
| Income from letting a co-op apartment | 30% after a deduction of 40,000 kronor (~$4,100) a year and the co-op fee for the let period |
| Gain on sale | an effective 22% of the gain |
| Municipal property fee | paid by the co-op and already included in the monthly fee |
| Wealth tax | none |
2026 data: the yield is based on 2026 average rents and 2025 prices per square metre; a comparison of countries is in the rental yield table.
Rental income and the gain on selling an apartment in Sweden are taxed in Sweden even when the owner lives abroad: they are reported in the Swedish tax return for the year.
What costs to add to the property price
| Payment | Amount |
|---|---|
| Stamp duty | none on a co-op share; on a house or an owned apartment 1.5% of the price plus 825 kronor (~$84) |
| Co-op transfer fee | no more than 1,480 kronor (~$150), under the co-op's statutes |
| Pledging the share for a mortgage | a co-op fee of no more than 592 kronor (~$60); a mortgage deed of 2% plus 375 kronor (~$38) applies only to houses |
| Agent's commission | paid by the seller |
| Co-op fee | in new buildings about 865 kronor (~$88) per square metre a year; it covers upkeep of the building and the municipal fee |
2026 data. For a one-bedroom apartment in Uppsala at 1.5 million kronor the buyer's only cost is the co-op fee of up to $150: there is no stamp duty, and the seller pays the agent. Since 1 April 2026 Swedish banks lend up to 90% of the value, but rarely to non-residents without Swedish income, so the purchase is planned with own funds. Swedish banks do not accept deposits over 100,000 euros from Russian citizens without an EU residence permit, so the money is transferred in parts or straight to the agent's client account. A manager calculates the total for a specific property.
In Sweden the co-op's finances are checked before bidding
Mistakes cost more than the saving on stamp duty: a share in a co-op with a large debt, where the board raises the monthly fee, a co-op that does not allow letting, a bid above the budget, building repairs the buyer learns about after the purchase. Murblz support removes these risks: we find an apartment for the budget and goal, check the co-op's annual report, statutes and debts, handle the bidding and take the deal through to the board's approval and the handover of the keys.
The cost of support depends on the purchase budget and the goal - a home for relocation, an apartment for children's studies or an investment; a manager will calculate it in the chat.
Does buying give a residence permit
Buying a home in Sweden does not give a residence permit. Work, study, your own company or family in Sweden do, and an apartment of your own makes relocation easier: in the big cities the queue for an apartment with a first-hand lease takes years. We plan the purchase together with the residence permit application.
A foreigner becomes a co-op member without a visa and without travelling to Sweden: the share transfer agreement is signed by power of attorney, payment goes through the agent's client account, and the co-op board approves the membership.
How we find a property
- Budget and goal: a home for relocation, an apartment for children's studies, an investment. The manager calculates the co-op fee and the yield for your case.
- A selection of real properties: apartments with the seller's price, size, monthly fee and the co-op's finances.
- Checks before bidding: the co-op's annual report and debt per square metre, the statutes and letting rules, building repairs planned for the coming years. We place the bids at the auction, within your budget.
- A remote deal: a share transfer agreement with a deposit of about 10%, the board's approval, the balance on the day the apartment is handed over in 1-3 months.
The manager sends the selection to the chat, with sellers' prices on the date of the selection.
