What an apartment in Hong Kong costs in 2026
Prices in Hong Kong are based on the saleable area of an apartment, and listings quote it in square feet: 1 m² is 10.76 square feet. A square metre is cheapest in the New Territories and costs more in Kowloon and on Hong Kong Island, where a square metre in 70-100 m² apartments costs 24-33% more than in small ones. Small apartments give the highest yield, which is why they are chosen for letting. Before the deposit the seller's title in the land registry, debts on the building and alterations are checked.
| District and size | Per m² | Monthly rent per m² |
|---|---|---|
| New Territories, under 40 m² | ~$16,000 | ~$45 |
| Kowloon, under 40 m² | ~$17,000 | ~$59 |
| Hong Kong Island, under 40 m² | ~$19,000 | ~$67 |
| New Territories, 40-70 m² | ~$15,000 | ~$37 |
| Kowloon, 40-70 m² | ~$18,000 | ~$50 |
| Hong Kong Island, 40-70 m² | ~$19,000 | ~$55 |
| New Territories, 70-100 m² | ~$16,000 | ~$37 |
| Kowloon, 70-100 m² | ~$22,000 | ~$54 |
| Hong Kong Island, 70-100 m² | ~$23,000 | ~$59 |
Prices and rents are averages for September 2025 - August 2026 from the Hong Kong government valuation office, per square metre of saleable area; dollars at the rate of October 23, 2026, rounded up.
What yield letting gives
The gross yield of long-term letting of an apartment under 40 m² in Kowloon is about 4.3% a year before tax and costs, 4.4% on Hong Kong Island and 3.5% in the New Territories; for 40-70 m² apartments it is 3.1-3.5%. Apartments are let for 2 years through an agent paid half a month's rent. Small apartments by metro stations let quickly: they are rented by young professionals, students and office staff.
| Tax | Rate |
|---|---|
| Rental income | 15% after the standard 20% allowance for repairs, that is 12% of the rent |
| Gain on sale | no capital gains tax; the special duty on quick resale was abolished on 28 February 2024 |
| Rates | 5% of the rateable value a year, higher for the most expensive homes; paid by the owner or the tenant under the lease |
| Government rent | 3% of the rateable value for most plots |
2026 data: the yield is based on average rents and prices per square metre over 12 months; a comparison of countries is in the rental yield table.
Rental income from an apartment in Hong Kong is taxed in Hong Kong even if the owner does not live there: the tax office sends a return every year, and the tax is calculated on the annual rent.
What costs to add to the property price
| Payment | Amount |
|---|---|
| Stamp duty | 100 Hong Kong dollars (~$13) for a price up to 4 million Hong Kong dollars ($510,000), above that on a scale from 1.5% to 4.25%, over 100 million Hong Kong dollars 6.5% |
| Agent's commission | about 1% of the price |
| Buyer's solicitor and registration | at the solicitor's rates and the land registry fees |
| Annual charges | rates of 5% and government rent of 3% of the rateable value |
2026 data. For an apartment in Sha Tin at 5.1 million Hong Kong dollars the stamp duty is 2.25%, that is $15,000. Hong Kong banks lend to non-residents on stricter terms and with a larger down payment, so the purchase is planned with own funds, and their origin is confirmed with documents. A manager calculates the total for a specific property.
In Hong Kong the deposit is paid only after the solicitor's check
Mistakes cost more than the stamp duty: a deposit under a provisional agreement without a solicitor's check, which stays with the seller if the deal falls through, an apartment with illegal alterations or debts on the building, an area in the listing that includes common parts of the building instead of the saleable area, duties and tax on rent left out of the budget. Murblz support removes these risks: we find an apartment for the budget and goal, check the seller's title and the building documents with a solicitor, calculate duties and yield and take the deal through to registration in the land registry.
The cost of support depends on the purchase budget and the goal - investment, a home for work in Hong Kong or part of the investment under the investor programme; a manager will calculate it in the chat.
Does buying give a residence permit
Buying a home in Hong Kong does not give a residence permit. The investor programme does: an investment from $3,900,000 (30 million Hong Kong dollars), of which housing counts for no more than $1,300,000 (10 million) and only if the property costs at least 30 million Hong Kong dollars. We plan such a purchase together with the application under the programme.
A foreigner becomes the owner without a visa and without travelling to Hong Kong: the agreements are signed by power of attorney, payment goes through the solicitor, and ownership is recorded in the land registry.
How we find a property
- Budget and goal: investment, a home for work or study in Hong Kong, part of the investment under the investor programme. The manager calculates duties and yield for your case.
- A selection of real properties: apartments with the seller's price, saleable area, management fees and a yield calculation.
- Checks before the deposit: the solicitor checks the seller's title in the land registry, mortgages and encumbrances, debts on the building and alterations.
- A remote deal: a provisional agreement with a deposit of 3-5% of the price, the formal agreement 1-2 weeks later with the deposit raised to 10%, completion and registration in 1-3 months.
The manager sends the selection to the chat, with sellers' prices on the date of the selection.
