The gross long-term rental yield of a one-bedroom apartment across Miami-Dade County is 6.7% a year before tax and the HOA fee: such an apartment lets for $1,560 a month on average at a median price of $280,000. It is highest in Sunny Isles Beach, 9.0%, in Kendall, 8.8%, and in North Beach, 8.5%: one-bedroom apartments there sell from $240,000 to $250,000, while rent is close to South Beach. Coconut Grove$1,680$511,0003.9%
Miami-Dade County$1,560$280,0006.7%

Data for 2020-2025: rent - the median monthly gross rent of a one-bedroom apartment including utilities by the 2020-2024 US census (American Community Survey, table B25031) for the area's ZIP codes, and for the county across the whole county; price - the median of 2025 market sales of apartments with 51-84 m² of living area from the Florida tax roll, buildings completed before 2024. Existing leases in the census are cheaper than new ones, so the yield is calculated conservatively. The yield is gross, before rental income tax, the HOA fee, property tax, insurance and vacancy. Areas where the census margin of error for rent is over 12% are not included in the table.

Apartments in Miami are rented all year round: company staff in Brickell and Downtown, families in Kendall, Doral and Coral Gables, students and hospital doctors. Daily and seasonal letting is not allowed everywhere: the City of Miami Beach restricts short-term letting in residential areas, and the building's association sets the minimum lease term and how many times a year an apartment can be let, so the building rules are read before the deposit. Lets of up to 6 months are subject to the 6% Florida sales tax and the county tourist taxes, so the yield in the table is calculated for long-term letting.

A non-resident's rental income is taxed in the USA at 30% of the gross rent or, at the owner's choice, at graduated rates on net income after expenses and depreciation. Florida has no state income tax. Rates and examples are on the page taxes in the USA.

What costs to add to the price of an apartment

The main tax on a purchase is the documentary stamp tax on the deed: in Miami-Dade County 0.6% of the price plus another 0.45% unless the property is a single-family house. For an apartment at $329,000 it is $3,460, and with title insurance at the state rate $5,180, 1.6% on top of the price. Who pays the documentary stamp tax is set in the contract.

PaymentApartment at $329,000Share of the price
Documentary stamp tax on the deed$3,4601.05% for an apartment, 0.6% for a single-family house
Title insurance at the Florida state rate$1,7200.6%

Total on top of the price if the buyer pays the documentary stamp tax$5,1801.6%
Property tax every yearat the county, city and school district rates18.315 mills in Miami, 17.063 mills in Miami Beach

Data for 2026: the documentary stamp tax - the Florida Department of Revenue, the title insurance rate - the State of Florida, the 2025-26 property tax rates without special districts - the Florida Department of Revenue and the Miami-Dade school district; a mill is $1 of tax per $1,000 of assessed value. The owner pays the HOA fee, hurricane insurance for the apartment and the building, and the home inspection. A manager will calculate the costs for a specific property.

In Miami the association documents and the structural inspection are checked before the deposit

Mistakes cost more than the tax: the building's association has already approved a special assessment for repairs after the structural inspection, the reserve fund is underfunded, the building rules forbid letting in the first year of ownership or more than once a year, the apartment is in a flood zone with expensive insurance, the seller owes fees, there are open permits for works on the apartment. Murblz support removes these risks: we select the apartment, check the title, the association's documents and budget, the structural inspection and reserve study reports, the flood zone and the seller before the deposit, and handle the deal up to title recording together with local licensed partners.

The cost of support depends on the budget and the purpose of the purchase; a manager will calculate it in the chat.

Does buying an apartment give a residence permit

Buying a home does not give residence in the USA: investment routes are separate programmes, described on the pages US Gold Card and permanent residence in the USA. With a tourist visa the owner visits their apartment as a guest, for the stay the visa allows, and a manager will send homes for relocating on a work or investor visa to the chat.

There are no federal restrictions on foreign buyers. A 2023 Florida law applies to people domiciled in several countries named in the law who are not US citizens or green card holders: they cannot buy property within 10 miles (16 km) of military sites and critical infrastructure. The exception is one home on a plot of up to 2 acres (0.8 ha) more than 5 miles (8 km) from military sites with a non-tourist visa. A citizen of those countries who lives in another country buys on general terms, and the address is checked under this law before the deposit.

How we select an apartment

  1. Purpose and budget: life by the sea, letting, a home for the family or for children during their studies. The manager clarifies the area, the commute to work, schools and the beach, the type of building, the floor and the payment method.
  2. Shortlist: apartments and houses with the seller's price, the HOA fee, the building's letting rules and a yield estimate based on rents in the area.
  3. Checks: title and encumbrances, the association's documents and budget, the structural inspection report for buildings over 30 years old and the reserve study, the flood zone and the cost of insurance.
  4. The deal in person or remotely: a contract with the deposit held by a title company, inspections within the contract period, and closing with the title recorded in the county.

A manager will send a shortlist to the chat, with sellers' prices on the date of the shortlist.
