Data for 2020-2025: rent - the median monthly gross rent of a three-bedroom house or apartment including utilities by the 2020-2024 US census (American Community Survey, table B25031) for the area's ZIP codes, and for the city and the county within their boundaries; price - the median of 2025 market sales of houses with 102-158 m² of living area from the Florida tax roll, houses built before 2024. Existing leases in the census are cheaper than new ones, so the yield is calculated conservatively. The yield is gross, before rental income tax, the HOA fee, property tax, insurance and vacancy. Areas where the census margin of error for rent is over 12% are not included in the table, and the yield of an apartment is calculated for each apartment after its fee, as in the card above.
Houses in Orlando are rented all year round: families, staff of hospitals, universities, the airport and the theme parks, and students. Daily and seasonal letting is not allowed everywhere: in residential areas the City of Orlando allows short-term letting only after registration and only of part of a home where the host lives, in the rest of Orange County such letting is allowed only in certain zoning districts, and the neighbourhood association sets its own rules. Lets of up to 6 months are subject to the 6% Florida sales tax and the county tourist taxes, so the yield in the table is calculated for long-term letting.
A non-resident's rental income is taxed in the USA at 30% of the gross rent or, at the owner's choice, at graduated rates on net income after expenses and depreciation. Florida has no state income tax. Rates and examples are on the page taxes in the USA.
What costs to add to the price of a house
The main tax on a purchase is the documentary stamp tax on the deed: in Orange County 0.7% of the price, the same for a house and an apartment. For a house at $375,000 it is $2,630, and with title insurance at the state rate $4,580, 1.3% on top of the price. Who pays the documentary stamp tax is set in the contract.
| Payment | House at $375,000 | Share of the price |
|---|---|---|
| Documentary stamp tax on the deed | $2,630 | 0.7% |
| Title insurance at the Florida state rate | $1,950 | 0.6% |
| Deposit under the contract | part of the price, held in the title company's account | the inspection period is set in the contract |
| Total on top of the price if the buyer pays the documentary stamp tax | $4,580 | 1.3% |
| Property tax every year | at the county, city and school district rates | 18.088-19.284 mills in the City of Orlando, depending on the area |
Data for 2026: the documentary stamp tax - the Florida Department of Revenue, the title insurance rate - the State of Florida, the final 2025 property tax rates - the Orange County Property Appraiser; a mill is $1 of tax per $1,000 of assessed value. The owner pays the HOA fee, hurricane insurance for the house and the home inspection. A manager will calculate the costs for a specific property.
In Orlando the house, the roof and the neighbourhood rules are checked before the deposit
Mistakes cost more than the tax: the roof is old and the insurer refuses a policy, the air conditioning and water heater are at the end of their life, there are open permits for works or additions built without permits, the association's rules forbid short-term letting or require tenant approval, the house is in a flood zone with expensive insurance, the seller owes fees. Murblz support removes these risks: we select the house, check the title, the association's documents and rules, the reports on the inspection of the house, roof and systems, the flood zone and the seller before the deposit, and handle the deal up to title recording together with local licensed partners.
The cost of support depends on the budget and the purpose of the purchase; a manager will calculate it in the chat.
Does buying a house give a residence permit
Buying a home does not give residence in the USA: investment routes are separate programmes, described on the pages US Gold Card and permanent residence in the USA. With a tourist visa the owner visits their house as a guest, for the stay the visa allows, and a manager will send homes for relocating on a work or investor visa to the chat.
There are no federal restrictions on foreign buyers. A 2023 Florida law applies to people domiciled in several countries named in the law who are not US citizens or green card holders: they cannot buy property within 10 miles (16 km) of military sites and critical infrastructure. The exception is one home on a plot of up to 2 acres (0.8 ha) more than 5 miles (8 km) from military sites with a non-tourist visa. A citizen of those countries who lives in another country buys on general terms, and the address is checked under this law before the deposit.
How we select a house
- Purpose and budget: life with a family, letting, a home for children during their studies or a holiday home. The manager clarifies the area, the commute to work, schools and parks, the type of house, a pool and the payment method.
- Shortlist: houses and apartments with the seller's price, the HOA fee, the neighbourhood's letting rules and a yield estimate based on rents in the area.
- Checks: title and encumbrances, the association's documents and rules, an inspection of the house, the roof and the air conditioning, the flood zone and the cost of insurance.
- The deal in person or remotely: a contract with the deposit held by a title company, inspections within the contract period, and closing with the title recorded in the county.
A manager will send a shortlist to the chat, with sellers' prices on the date of the shortlist.
