Prices per m² by district in Tbilisi

A square metre in a new building costs almost twice as much in Mtatsminda and Vake as in Gldani and Samgori. Saburtalo and Isani sit in between and let well to students and families. Many new flats sell in white frame, with plastered walls and wiring ready for the buyer's own finish, so we compare prices by condition as well as by district.

Long-term letting in Tbilisi brings 7.2% a year before tax on average. It is highest in Gldani, 9.4%, and in Saburtalo and Nadzaladevi, 8.8%, and lowest in Didube, 6.3%, where a square metre costs more and rents grow more slowly than prices. Rent for a specific apartment the manager calculates from current leases in the building and nearby.

The city average of 7.2% is for 2026. The yield is gross, before rental income tax, building fees and vacancy.

Rental income is taxed at 5% if you claim no expenses. On a sale the tax is 0% after 2 years of ownership, before that 5% of the gain. Property tax is paid only by Georgian residents with a family income over 40,000 lari, about $15,400, a year.

What to add to the price of an apartment

Georgia has no tax on buying a home: the buyer pays only for registration of ownership in the Public Registry, $58 (150 lari) in 4 working days. A notary is not required.

Data for October 2026: rates from the Public Registry of Georgia. For residence, add a report by an accredited appraiser and the application fee: $116, $174 or $231 (300, 450 or 600 lari) for a decision in 30, 20 or 10 days. A manager will calculate the costs for a specific apartment.

An apartment in Tbilisi is checked before the deposit

A mistake costs more than the deal: the building has no commissioning certificate, the flat is sold under a reservation instead of title, floors were added without a permit, a bank mortgage sits on the flat, or the appraiser values it below $150,000 and it gives no residence. Such a flat is harder to let and to sell. Murblz support removes these risks: we choose the apartment, check the Public Registry extract, the building and the seller, order the valuation and support the deal and the residence documents together with locally licensed partners.

The cost of support depends on the budget and goal of the purchase, a manager calculates it in the chat.

Does an apartment in Tbilisi give residence

Yes, from $150,000. An apartment worth more than $150,000 by valuation gives a 1-year short-term residence permit for the family, renewed while you own it. The value is confirmed by an appraiser accredited by the national accreditation body, not by the contract price: in the list, the 118 m² apartment by Lisi Lake in Vake for $155,000 is above the threshold, and the manager orders the valuation before the deposit.

An investment from $300,000 is the basis for a 5-year investment residence permit for the whole family, and after 5 years of ownership a permanent one: in the list, this is the 150 m² apartment in Sololaki. A foreigner buys an apartment outright on the same terms as a Georgian citizen, and no visa is needed to buy. The residence application is filed in person at a House of Justice. How we choose an apartment in Tbilisi

  1. Goal and budget: living, letting or residence. The manager clarifies the district, the condition of the flat, white frame or renovated, the floor and the commute to the metro.
  2. The list: apartments with registered ownership, the seller's price, the building fees and a rent calculation.
  3. Checks: the Public Registry extract, the building permit and the commissioning of the building, mortgages and other encumbrances, utility debts, the area in the registry against the real one, the appraiser's valuation for residence.
  4. The deal in person or by power of attorney: the contract, payment through a bank, registration of ownership in the Public Registry and the residence documents.
