Cyprus is an island with a large Russian-speaking community, English as a second language and mild taxes, but life here costs more than in Greece or Portugal. Most of the money goes on rent in Limassol, where flats became more expensive after 2022, on electricity when the air conditioning runs around the clock in summer, and on a car: public transport outside the big towns is barely developed.

The gap between cities is large. Limassol, with company offices, the sea and private schools, is the island's most expensive city. The capital Nicosia inland and Larnaca on the coast are much cheaper, while Paphos attracts retirees and families who work remotely.

Rents are for a furnished flat with air conditioning on a long-term lease. By the sea in Limassol - Potamos Germasogeias and the seafront - rates exceed the upper bound, while in Mesa Geitonia and Ypsonas they are lower.

Utilities depend on the season: in July and August electricity bills are 2-3 times higher than in winter because of air conditioning.

A Cyprus budget starts with your residence ground

To live in Cyprus beyond 90 days a Russian citizen needs a residence permit, and the ground shapes the budget: visitor status requires foreign income from $28,000 a year with no right to work on the island, the nomad visa remote work with income from $4,000 a month. The second common mistake is not registering the lease: without it you cannot prove your address for the residence permit. What to pay in the first month

  • A deposit, usually 1-2 months' rent, with a one-year lease.
  • Registration of the lease: without it you cannot prove your address for the residence permit.
  • A Cypriot bank account: for Russian citizens opening one takes weeks and requires proof of the source of funds.
  • Private health insurance for the residence permit application.
  • A car or a long-term car rental if you live outside the centre.

For the first three months a single person in Limassol renting outside the centre needs from $8,000 including the deposit and documents.

Where to live: comparing cities

Limassol is the island's business centre, with shipping, finance and tech company offices, private schools and the largest Russian-speaking community. The coast and Germasogeia are the most expensive; districts up the slope and suburbs are cheaper, but hard to live in without a car.

Nicosia is the capital, with government offices, universities and banks. A one-bedroom flat in the centre costs $735-960, a third less than in Limassol, but there is no sea and summers are hotter.

Larnaca and Paphos are a compromise between price and the sea: in Larnaca a one-bedroom flat costs $900-1,300 and the island's main airport is nearby, while Paphos is quieter and popular with retirees.

Healthcare and insurance

Cyprus has a general healthcare system: employees pay 2.65% of salary, the self-employed 4% of income. Members choose a family doctor, whose visits cost $5 (€1), specialists $10 (€6), and prescription medicines carry a small co-payment.

Visitor status requires private insurance: about $57-170 a month per adult depending on age and cover. A private clinic visit without insurance costs $60-90 (€50-80).

Schools and nurseries

State schools are free and teach in Greek. So families from Russia usually choose private schools: Limassol has schools teaching in Russian and English.

English-language private schools cost $6,100-22,000 a year in Limassol and $6,500-16,000 in Nicosia. Private kindergartens start from $340 a month.

Salaries and taxes

The minimum wage in 2026 is $1,300 (€1,088) a month after 6 months of work, and $1,100 (€979) in the first 6 months. Salaries in shipping, finance and tech in Limassol are noticeably above average.

Since 2026 the first $25,000 (€22,000) of income a year is tax-free, then the rate rises from 20% to 35% on income above $81,000 (€72,000). A specialist who comes to work in Cyprus for the first time with a salary above $62,000 (€55,000) a year pays tax on only half of their earnings for 17 years.

  • Rent up the slope or in the suburbs rather than by the sea.
  • Choose a home with solar panels or good insulation: it saves on air conditioning in summer.
  • Buy groceries at markets and local chains.
  • Register with a family doctor in the general healthcare system instead of private clinics.
