France is one of Europe's most expensive countries, but the gap between Paris and the rest of the country is huge. Groceries, public transport and healthcare cost a moderate amount; the main expense is rent, with a one-bedroom flat in Paris at $1,400-2,000 a month.

The state softens the bill: Paris has a rent cap, employers pay half the travel pass, and public health insurance refunds most of a doctor's fee. The housing tax on a main residence has been abolished.

Who France suits financially: professionals earning from $4,000 a month, families who value free schools and healthcare, and people willing to live in Nice, Lyon or the inner suburbs of Paris.

Rent in Paris is for a long-term flat; the central arrondissements cost more, the outer ones and inner suburbs less. Furnished one-bedroom flats cost $1,400-2,000 (€1,200-1,700) a month.

In Nice rent averages about 20.7 euros per square metre, more near the seafront. Utility bills depend on heating: homes with electric heating pay more in winter.

Monthly budget: single, couple, family with a child

HouseholdPer month
Single person$2,800-3,500
Couple$3,900-4,800
Family with a childfrom $5,300

The single budget assumes a one-bedroom flat in Paris, groceries, utilities, phone and internet, a travel pass, top-up insurance and moderate spending on cafés. For a family the total depends on the district, school and insurance, so we work out the exact figure in the chat.

A Paris budget starts with the visa and a guarantor

In France money is lost not on baguettes but on paperwork: a long-stay visa must be validated online within 3 months of arrival, and renting in Paris without a French guarantor or a guarantee is hard. The law does not stop you applying on your own. But mistakes cost more: a visa not validated in time, savings below the visitor visa requirement, a rental file that agencies reject. We choose the visa, prepare the financial documents and the rental file, and handle the case until the residence permit is issued.

The cost of support depends on the grounds and your family; a manager will calculate it in the chat.

What to pay in the first month

  • A deposit of no more than one month's rent for an unfurnished flat and two for a furnished one, by law.
  • Agency fees are capped by law: in Paris no more than 12 euros per square metre plus 3 euros per square metre for the inventory.
  • Home insurance, which is compulsory for tenants.
  • A guarantor in France, or the state rental guarantee for those eligible.
  • Online validation of the long-stay visa within the first 3 months after arrival.

For the first three months one person in Paris needs from $11,000 including the deposit, agency fee and setting up home.

Where to live: comparing cities

Paris is the capital, where newcomers choose the central arrondissements for amenities and schools and save in the eastern arrondissements and inner suburbs on metro lines. The city is compact, and the metro and suburban trains cover almost every trip.

Nice is the main city of the Riviera, with warm winters and an airport with direct flights across Europe. Rent is well below Paris but above most southern towns, and an adult monthly pass costs $55 (€45).

Districts and prices in detail: Paris, Nice.

Healthcare and insurance

Public health insurance is open to foreigners after 3 months of stable residence in France. It refunds most of a doctor's fee, and top-up insurance covers the rest for about $35-120 a month.

A GP visit costs about $35-70 depending on the doctor.

Schools and nurseries

State schools are free and teach in French. International and bilingual schools are concentrated in Paris and its western suburbs.

An international school costs about $9,100-34,000 a year depending on the programme and grade.

Salaries and taxes

The minimum wage from 1 June 2026 is $2,100 (€1,867) a month before tax, or about $1,700 (€1,478) take-home.

Resident income tax runs from 0 to 45% on a sliding scale with a family quotient, and investment income is taxed at a flat 31.4%. You become a tax resident if your main home, work or centre of economic interests is in France, or if you spend more than 183 days a year there.

How to cut costs

  • Live in the eastern arrondissements of Paris or the inner suburbs on metro lines.
  • Claim half the cost of the travel pass from your employer.
  • Eat the set lunch menu: it is cheaper than ordering à la carte.
  • Buy food at markets and discount supermarkets.
  • Choose Nice or Lyon over Paris if your work allows.

The biggest saving is the city and district. A remote worker with income from abroad does better in Nice or the inner suburbs of Paris: the difference in rent reaches $500-800 a month.
