Brazil is a country where rent in big cities is comparable to southern Europe, while living costs without rent are lower than in Buenos Aires or Montevideo. In the 12 months to August 2026 asking rents in new listings rose 9.16% against inflation of 4.22%, so the main expense is worth calculating in advance.
In Brazil the building fee and municipal property tax are always added to rent: together they add 20-30%. You cannot rent without a local tax number, and landlords ask for a guarantor, rent insurance or a deposit of several months.
Who Brazil suits on budget: remote workers with income from abroad, for whom there is a separate digital nomad visa, retirees and rentiers, entrepreneurs and families who want the sea, a warm climate and a large domestic market. Local income is modest on average, so living here on outside income pays off most.

Rent in São Paulo is based on listings for August 2026: the city average is 65.36 reais per square metre, about 97 reais in Pinheiros. The most expensive areas are Pinheiros, Vila Madalena, Jardins and Itaim, cheaper ones the north and east of the city. The one-bedroom flat in a cheaper district in the table is 40 m² at the city average rate.
In Florianópolis the most expensive areas are Lagoa da Conceição, Campeche and Jurerê, while on the mainland, in São José and Palhoça, rent is 30-40% lower. Utilities in the table include the building fee and property tax. Public transport on the island is weak, so the table shows car costs.

The single budget assumes a one-bedroom flat in central São Paulo, groceries, utilities with the building fee, phone and internet, transport, private insurance and moderate café spending. Without rent a single person in São Paulo spends about 3,600 reais a month, about $730. In Florianópolis a single person needs $1,400-2,200 a month with rent. A Brazil budget starts with the visa and the lease
In Brazil money is lost at the start not on food but on documents and housing: you cannot rent without a local tax number, landlords ask for a guarantor, rent insurance or a three-month deposit, and the building fee and property tax add another 20-30% on top of rent. The law does not stop you applying on your own. But mistakes cost more: a visa for the wrong purpose, a missed Federal Police registration deadline, a lease that does not prove your address. What to pay in the first month

Where to live: comparing cities
São Paulo is the financial capital of South America and a city of 22 million. It has the most jobs, international companies, private clinics and international schools, the best food scene in Latin America and a clean, fast metro. There is no sea, but the climate is milder than on the coast: the city sits at about 800 metres.
Florianópolis is an island in the south where housing costs almost as much as in São Paulo, and a one-bedroom flat in the centre is about 3,400 reais, about $690. It has beaches, surfing and a calm life, but weak public transport, and from December to February the island turns into a resort with traffic jams and doubled short-let prices.

Healthcare and insurance
Brazil's public health system is free for everyone in the country, including foreigners. But waits for specialists and planned operations are long, so newcomers and the middle class use private insurance.
Private insurance for a person aged 30-40 costs 500-1,500 reais a month, about $110-310, and 500-1,200 reais in Florianópolis. The price depends heavily on age and plan: for older people it can exceed 2,000 reais a month.
Schools and nurseries
State schools are free and teach in Portuguese. An international primary school in São Paulo averages about 81,000 reais a year, about $16,300, and about 56,000 reais in Florianópolis, about $11,300. At the best-known São Paulo schools the upper grades cost up to 190,872 reais a year, about $38,500.
Private bilingual schools and nurseries exist in every big city and cost less than international schools. An enrolment fee is often charged on admission and is not included in the annual fee.
Salaries and taxes
The average working Brazilian's income in June-August 2026, according to the national statistics institute, was 3,777 reais a month, about $760, up 3.7% above inflation over the year. After the employee's social security contribution about 3,435 reais remain, about $700. The minimum wage since 1 January 2026 is 1,621 reais, about $330.
A resident of Brazil pays income tax on worldwide income on a scale from 0 to 27.5%. Since 2026 income up to 5,000 reais a month, about $1,010, is tax-free, and dividends are now taxed at 10%. You become a tax resident after 183 days in the country within 12 months, or on arrival with a permanent visa.

How to cut costs
- Rent on the mainland, in São José or Palhoça, rather than on Florianópolis island: rents there are 30-40% lower.
- Add the building fee and property tax to the rent at once: a cheap flat with a high fee ends up costing more.
- Have the set lunch: in São Paulo it costs 32-40 reais, about $7-9.
- Buy vegetables and fruit at street markets rather than in supermarkets near home.
- Consider Curitiba or Belo Horizonte if you work remotely: rents there are a quarter lower than in São Paulo.
The main saving is the city and district. A remote worker with income from abroad does not have to live in São Paulo: in the big cities of the south and centre the same infrastructure costs less.
