Armenia is cheaper than Moscow and European capitals for groceries, taxis and restaurants, but since 2022 rent in central Yerevan has caught up with big Eastern European cities. The dram has strengthened in recent years, so in dollars life has become noticeably more expensive even where dram prices barely changed.
The main expense is housing. The deposit usually equals one month's rent, leases are signed for a year, and landlords increasingly quote prices in dollars. Market produce, fruit, vegetables and local cheese are cheap and good; imported goods and electronics cost more than in Russia.
Who Armenia suits on a budget: remote workers and entrepreneurs who value up to 180 visa-free days a year, everyday Russian and a short flight to Russia, and families who need Russian-language schools. Those looking for the cheapest life in the region should look at Gyumri rather than central Yerevan.

A one-bedroom flat in central Yerevan averages about 340,000 drams, but the spread is huge: from $830 to $2,100 in new buildings with a view of Ararat. In Arabkir, Davtashen and Achapnyak rent is noticeably lower than in Kentron.
Utility bills in Yerevan are moderate, but in winter, in buildings without central heating, gas and electricity bills rise noticeably.

Yerevan is cheaper when everything is done right first time
In Armenia people lose time and money at the start on paperwork: without a public service number you cannot open an account, without a lease the bank asks extra questions, and from 1 November 2026 residence is dearer and stricter. What to pay in the first month

Where to live: comparing cities
Yerevan is the capital and almost the country's entire business life: jobs, banks, international schools and clinics. The priciest area is Kentron, the centre; cheaper are Arabkir, Davtashen and Achapnyak, 15-20 minutes from the centre by taxi.
Gyumri is the second city, two hours from Yerevan. A one-bedroom flat in the centre costs 90,000-150,000 drams, about $250-420, outside the centre about $210-280, and a two-bedroom flat in the centre about $310-560. The city is quiet and inexpensive, but there are almost no jobs or international schools.
Dilijan and Vanadzor attract remote workers who want to live among mountains, but for serious treatment and banking people still go to Yerevan.
In Gyumri rent is two to three times lower: a one-bedroom flat in the centre is about $250-420. But there are few jobs, banks and international schools, so families with children choose Yerevan.

Healthcare and insurance
Foreigners in Armenia mostly use private clinics, which are cheaper than in Moscow and European capitals. Residence requires a health certificate, and it is sensible to take out insurance right after moving.
Yerevan has the best choice of clinics; for complex treatment many go to Moscow or Europe.
Schools and nurseries
Yerevan has Russian-language schools and classes, and international schools teaching in English for $17,000-28,000 a year on British or American curricula; Armenian private schools with the International Baccalaureate charge $9,400-12,000. State schools teach in Armenian, with Russian classes in some schools.
Private nurseries in Yerevan are more affordable than in Europe, while Gyumri and Dilijan offer far less choice.
Salaries and taxes
The average nominal salary in Armenia in July 2026 was about 320,000 drams, about $890 before tax, according to the Statistical Committee. Salaries in Yerevan and in information technology are noticeably higher.
Salary tax is 20%. A sole trader in services usually pays 10% of turnover, and from 1 November 2026 residence as a sole trader requires 1 million drams in the account or turnover.

How to cut costs
- Rent in Arabkir, Davtashen or Achapnyak rather than Kentron.
- Buy groceries at markets such as Gum Shuka rather than supermarkets next door.
- Use ride-hailing taxis: cheaper than you would think and often cheaper than your own car.
- Agree a one-year lease priced in drams if the landlord accepts: the exchange rate then works for you.
- Consider Gyumri for remote work: rent there is two to three times lower.
If your income is in dollars, watch the dram: it has strengthened in recent years, and the same flat has become dearer in dollars even if the landlord never changed the dram price.
