A long-term lease is registered in the city rental system, and short-term letting needs a permit from Dubai's tourism department. Individuals pay no property tax and no tax on sale, and the owner pays the building's service charges. More on the page taxes in the UAE.

What costs to add to the price of an apartment

Buying an apartment for $545,000 (2,000,000 dirhams) in Dubai costs another $22,930 (84,200 dirhams), which is 4.2% of the price.

PaymentApartment for $545,000Share of price
Dubai Land Department fee, 4% of the price$21,790 (80,000 dirhams)4%
Registration of the deal at a trustee office, with VAT$1,150 (4,200 dirhams)0.2%
Total on top of the price$22,930 (84,200 dirhams)4.2%

Data for 2026: the fee and the registration tariff are from the Dubai Land Department. The buyer pays the 4% fee, and for an apartment under 500,000 dirhams registration costs 2,000 dirhams plus VAT. There is no annual property tax, and the owner pays the building's service charges. A manager will calculate the costs for a specific apartment.

In Dubai the apartment is checked before the deposit

Mistakes cost more than the fee: the seller's debt on service charges, an unpaid mortgage on the apartment or a lease the buyer was not told about. Murblz support removes these risks: we find an apartment for your budget and goal, check the seller, the title deed and the building debts, and handle the contract, Land Department registration and the visa together with locally licensed partners.

The cost of support depends on the budget and the goal of the purchase; a manager will calculate it in the chat.

What visa buying an apartment gives

A purchase from $545,000 (2,000,000 dirhams) gives a 10-year UAE golden visa. The amount can be made up of several apartments, and apartments in off-plan buildings of approved developers also count. Of the apartments above, the Palm Jumeirah apartment for $545,000 meets the threshold.

Since 29 April 2026 the sole owner of a ready freehold apartment gets a 2-year investor visa with no minimum price: a $94,000 studio in International City also qualifies. If there are several owners who are not relatives, each share must be worth at least $109,000 (400,000 dirhams). Foreigners buy in freehold zones, and every district on this page is such a zone. Details are on the page UAE residence permit by investment.

How we find an apartment

  1. Goal and budget: living in Dubai, letting, an investor visa or a golden visa. The manager clarifies the district, the size and how you will pay.
  2. Shortlist: apartments at the seller's price, with the building's service charges, the current rent and a yield calculation.
  3. Checks: the title deed, the seller's debts on service charges and mortgage, and the lease if the apartment is let.
  4. Remote deal by power of attorney: the sale contract, payment from abroad, registration with the Land Department and visa documents.

The manager sends the shortlist in the chat, with the sellers' prices on the date of the shortlist.
