Data for 2026: rent is the median yearly rent of a one-bedroom apartment in the district's listings divided by 12, yield is that rent against the median price of a one-bedroom in the district, on 20 October 2026. Yield is before building service charges and vacancy.
A long-term lease is registered with the municipality, and an expatriate tenant pays a municipal fee of 3% of the yearly rent. Short-term letting needs a permit from the Abu Dhabi Department of Culture and Tourism. Individuals pay no property tax and no tax on sale, and the owner pays the building service charges. More on the page UAE taxes.
What costs to add to the apartment price
The main payment is a registration fee of 2% of the price on transfer of ownership. Under the fees resolution the buyer and the seller split it in half unless the contract allocates it otherwise, so who pays is agreed before the deposit. The agency fee is fixed in the contract with the agency.
| Payment | Apartment for $545,000 (2,000,000 dirhams) | Share of price |
|---|---|---|
| Registration fee, buyer's share | $5,450 (20,000 dirhams) | 1% |
| Seller's share, if shifted to the buyer | $5,450 (20,000 dirhams) | 1% |
| Title deed | issued after registration | fixed fee |
| Total on top of the price | $5,450-10,900 (20,000-40,000 dirhams) plus fees | 1-2% |
Data for 2026: the fee rate is from Abu Dhabi Executive Council Resolution No. 49 of 2018 on real estate service fees. A purchase with a mortgage adds a mortgage registration fee. There is no annual property tax, and the owner pays the building service charges. A manager will calculate the total for a specific apartment.
In Abu Dhabi an apartment is checked before the deposit
A mistake costs more than the fee: an apartment outside an investment zone, the seller's debt for service charges, an unpaid mortgage on the apartment, a lease the buyer was not told about, or a valuation below 2,000,000 dirhams when the apartment is bought for the golden visa. Murblz support removes these risks: we choose the apartment for your budget and goal, check the seller, the title deed and the building debts, and support the contract, the registration and the visa together with locally licensed partners.
The cost of support depends on the budget and goal of the purchase, a manager will calculate it in the chat.
What visa a purchase gives
A purchase from $545,000 (2,000,000 dirhams) gives a 10-year UAE golden visa together with your spouse and children. The amount can be made up of several apartments, and a mortgaged apartment also counts if the buyer's own money in it is at least 2,000,000 dirhams. From the list above, the sea-view apartment on Al Reem for $545,000 meets the threshold.
The sole owner of a ready, habitable apartment gets a 2-year property owner visa with an income from $2,730 (10,000 dirhams) a month or proof of solvency for the whole stay. The visa is renewed while the conditions are met. Foreigners buy freehold in investment zones, and all the districts on this page are such zones. Details are on the page UAE residence by investment.
