Data for 2026: rent is the median monthly rent per m² in long-term apartment rental listings in the area on 20 October 2026 multiplied by 60 m², the area yield is the annual rent per m² divided by the median price per m² in sale listings, and for all of Novi Sad the same across all listings in the city areas. Daily letting is not included. The yield is gross, before rental income tax, building costs and vacancy.
Apartments in Novi Sad are rented all year round by university students, IT company staff and families who have moved from Belgrade and other cities. Rental income is taxed at 20% after a 25% standard deduction for expenses, which is effectively 15% of the rent. The annual property tax is up to 0.4% of the value assessed by the city, not of the purchase price.
On a sale, 15% of the capital gain is paid. Rates and examples are on the page Taxes in Serbia.
What costs to add to the price of an apartment
The main payment on resale is the transfer tax, 2.5% of the price. By law the seller pays it, but the contract often shifts it to the buyer, so who pays is agreed before the deposit. For an apartment at $135,000 (120,000 euros) it is $3,370 (3,000 euros). In a new building from a developer, 10% VAT is already in the price and there is no transfer tax.
| Payment | Apartment for $135,000 (120,000 euros) | Share of price |
|---|---|---|
| Transfer tax on resale | $3,370 (3,000 euros) | 2.5% |
| Notary | by the notary chamber tariff from the deal price | by tariff |
| Registration of title in the cadastre | geodetic authority fee | by tariff |
| New building from a developer | 10% VAT already in the price | no transfer tax |
Data for 2026: the transfer tax is calculated on the contract price unless the tax administration assesses the apartment higher; a notary certifies the sale contract, and a buyer who does not speak Serbian needs a sworn translator. A manager will calculate the costs for a specific apartment.
In Novi Sad the apartment is checked against the cadastre before the deposit
Mistakes cost more than the tax: the apartment is not yet registered in the cadastre, a smaller area is registered in the cadastre than in the listing, the apartment is registered as a garage or a non-residential unit and no mortgage is given on it, the building has no use permit, or there are debts on property tax and utility bills. Murblz support removes these risks: we find an apartment, check the cadastre, encumbrances, permits and the seller before the deposit, and handle the deal at the notary up to the title registration and residence permit documents together with locally licensed partners.
The cost of support depends on the budget and the goal of the purchase; a manager will calculate it in the chat.
Does buying an apartment give a residence permit
Yes, with no minimum amount. The Law on Foreigners names ownership of a home as a basis for a temporary residence permit: an apartment in Serbia that belongs to the foreigner and that they live in qualifies. The permit is issued for up to 3 years and renewed for the same term while the basis remains, and after 3 years of continuous temporary residence you can apply for permanent residence.
An apartment let to tenants does not qualify for this permit, so an apartment to live in and an apartment to let are chosen by different rules. Foreigners buy on the basis of reciprocity with their country, and agricultural land cannot be bought. Other routes are on the page Serbia residence permit: all routes.
How we find an apartment
- Goal and budget: living in the city, letting, a residence permit or all of these. The manager clarifies the area, the way to the centre and the Danube, the size, the floor and how you will pay.
- Shortlist: apartments at the seller's price, with the construction stage for new buildings and a yield calculation from rents in the area.
- Checks: the cadastre extract and encumbrances, registration of the apartment itself in the cadastre, the occupancy permit of the building, and debts on property tax and utility bills.
- Deal in person or by power of attorney: a contract with a deposit, the sale contract at the notary, the transfer tax, the cadastre entry and residence permit documents.
The manager sends the shortlist in the chat, with the sellers' prices on the date of the shortlist.
