What costs to add to the price of an apartment

On the resale market a purchase is subject to a 2.5% property transfer tax. By law the seller pays it, but contracts often shift it to the buyer, so who pays is agreed before the deposit. A new apartment from the developer carries no transfer tax: 10% VAT is already in the price.

Total on top of a resale price$5,060 (4,500 euros) plus the notary4.5% plus the notary

Data for October 2026: the tax rate is from the Serbian property tax law, the notary fee is the notary chamber tariff based on the deal price. The notary files the contract with the cadastre, and ownership is registered to the new owner. A calculation for a specific apartment a manager will make.

In Belgrade an apartment is checked before the deposit

A mistake costs more than the tax: the cadastre area is smaller than the real one, the apartment is in a basement or is a non-residential space sold as a flat, there are building and utility debts, or the building has no occupancy permit. Such an apartment gives no residence and is harder to sell. Murblz support removes these risks: we choose the apartment, check the cadastre extract, the building and the seller, and support the deal at the notary and the residence documents together with locally licensed partners.

The cost of support depends on the budget and goal of the purchase, a manager will calculate it in the chat.

Find an apartment in Belgrade

Does an apartment in Belgrade give a residence permit

Yes, with no minimum amount. The Law on Foreigners names home ownership as a ground for temporary residence: an apartment in Belgrade that you own and live in qualifies. The permit is issued for up to 3 years and renewed for the same term while the ground remains. Any apartment from the list fits this ground.

Ownership must be registered in the cadastre, so apartments without a cadastre record and in buildings under construction are not taken for residence. An apartment you let to tenants does not fit this ground. Foreigners buy homes on terms of reciprocity with their country. Other grounds are on the page Serbia residence permit: all routes.

How we choose an apartment

  1. Goal and budget: living in Belgrade, letting, residence or all at once. The manager clarifies the district, area, floor and condition of the apartment.
  2. The list: apartments with registered ownership, the seller's price, building costs and a yield calculation.
  3. Checks: the cadastre extract, matching area in the cadastre and in reality, encumbrances, utility debts, the occupancy permit of the building.
  4. The deal in person or by power of attorney: the contract at the notary, payment through a bank, registration of ownership in the cadastre and the residence documents.

The list a manager sends in the chat, with seller prices on the date of the list.
