Data for 2026: rent is the median monthly rent in long-term apartment rental listings in the district on 20 October 2026, yield is the annual rent divided by the median apartment price in the district's sale listings, for all Bangkok the same across all city listings. The yield is gross, before rental income tax, building fees and vacancy.
Letting an apartment for less than 30 days needs a hotel licence, so the yields on this page are for long-term letting. Rental income is taxed on a 0-35% scale, and non-residents pay it too because the income is Thai. The annual land and buildings tax starts at 0.02% of the appraised value, and the owner pays the building's service fees. Rates and examples are on the page Thailand taxes.
What costs to add to the price of an apartment
Buying an apartment for $503,000 (16,900,000 baht) in Bangkok costs up to another $10,070 (338,000 baht), which is up to 2% of the price. By law the specific business tax and withholding tax are paid by the seller.
| Payment | Apartment for $503,000 | Share of price |
|---|---|---|
| Transfer fee, 2% of the appraised value | up to $10,070 (338,000 baht) | up to 2% |
| Specific business tax 3.3% or stamp duty 0.5%, withholding tax | paid by the seller | 0% |
| Total on top of the price | up to $10,070 (338,000 baht) | up to 2% |
Data for 2026: rates from the Department of Lands of Thailand. The fee is calculated on the appraised value, which is no higher than the deal price, and it is often split with the seller. The money for the apartment comes from abroad in foreign currency with a bank transfer form, which is required at registration. A manager will calculate the costs for a specific apartment.
In Bangkok the apartment is checked before the deposit
Mistakes cost more than the fee: a leasehold apartment instead of ownership, a building whose foreign quota is full, the seller's debt on building fees, a lease the buyer was not told about, or a transfer without the bank form, with which the deal will not be registered. Murblz support removes these risks: we find an apartment, check the title, the quota, the building debts and the seller, and handle the money transfer, land office registration and visa documents together with locally licensed partners.
The cost of support depends on the budget and the goal of the purchase; a manager will calculate it in the chat.
What visa buying an apartment gives
An apartment counts towards the investment for the 10-year wealthy global citizen visa. You need assets from $1 million, of which at least $500,000 (16.8 million baht) is invested in Thailand: in an apartment, government bonds or direct investment. Of the apartments above, the 200 m² apartment in Thong Lo for $503,000 meets the threshold.
A foreigner buys an apartment outright if foreigners own no more than 49% of the building's floor area and the money came from abroad in foreign currency. Foreigners do not buy land: houses are held through a land lease of up to 30 years. No visa is needed to buy, and a representative handles the deal by power of attorney. How we find an apartment
- Goal and budget: living in Bangkok, letting, a 10-year visa or all of these. The manager clarifies the district, the metro line, the size and how you will pay.
- Shortlist: apartments at the seller's price, with building fees, free foreign quota and a yield calculation from rents in the building.
- Checks: the title deed of the apartment, the building management's certificate of the foreign quota, debts on building fees and the lease if the apartment is let.
- Remote deal by power of attorney: transfer from abroad with the bank form, registration at the Bangkok land office and visa documents.
The manager sends the shortlist in the chat, with the sellers' prices on the date of the shortlist.
