What costs to add to the apartment price
Buying an apartment for $198,000 (1,000,000 reais) in Rio de Janeiro costs another $8,200 (41,400 reais), which is 4.1% of the price.
| Payment | Apartment for $198,000 | Share of the price |
|---|---|---|
| Property transfer tax, city rate 3% | $5,940 (30,000 reais) | 3% |
| Notarial deed of sale with state fund charges | ~$1,130 (5,700 reais) | 0.6% |
| Entry in the property registry with state fund charges | ~$1,130 (5,700 reais) | 0.6% |
| Total on top of the price | ~$8,200 (41,400 reais) | 4.1% |
Data for 2026: the tax rate is from the city of Rio de Janeiro, notary and registry fees from the Rio de Janeiro state fee tables in force since 9 March 2026. The tax is charged on the higher of two amounts: the deal price or the city's valuation. A sworn translation of documents and a taxpayer number are also needed; the agent's commission is paid by the seller under the contract. A manager will work out the costs for a specific apartment.
In Rio the apartment is checked in the registry before the deposit
Mistakes cost more than the tax: debts on property tax and condominium fees pass to the new owner, a lawsuit against the seller can challenge the deal, and money not registered with the Central Bank will not count towards residence. Murblz support removes these risks: we find an apartment, check the registry extract and the seller, prepare the deal at the notary and arrange investor residence.
The cost of support depends on the budget and the goal of the purchase; a manager will calculate it in the chat.
Residence through buying an apartment
A purchase from $198,000 (1,000,000 reais) gives investor residence. The Ministry of Justice of Brazil grants it under Resolution No. 36/2018 of the National Immigration Council to those who bought urban property with their own money transferred from abroad. For Rio de Janeiro, as for the whole south-east, the threshold is 1,000,000 reais; the reduced threshold of 700,000 reais applies only in the north and north-east. Both ready and off-plan apartments qualify, and the amount can be reached with several purchases.
Residence is granted for 4 years and then made permanent if you spend at least 14 days in Brazil in every two years. The money arrives by bank transfer from abroad with registration at the Central Bank: a purchase with money already in Brazil does not count. Of the apartments above, the ones in Leblon and Ipanema for $218,000 and $313,000 pass the threshold. Other routes are on the page Brazil residence permit: all routes.

How we find an apartment
- Goal and budget: life in the city, an investment, residence or all of them. The manager clarifies the district, size and payment method.
- A shortlist: apartments at the seller's price, with the condominium fee, property tax and a yield estimate.
- Checks: the property registry extract, debts on property tax and condominium fees, lawsuits against the seller, the building rules on short-term letting.
- A remote deal by power of attorney: a taxpayer number, a transfer from abroad registered at the Central Bank, the deed at a notary and the registry entry.
The manager sends the shortlist in the chat, with the sellers' prices on the date of the shortlist.
