Data for October 2026: rent - the median monthly rent per m² without building charges in long-term letting listings for furnished and unfurnished apartments in the arrondissement on 20 October 2026, multiplied by 60 m²; the arrondissement yield is the annual rent per m² divided by the median sale price per m², and for all of Paris the same across all listings in the city, and in the unfurnished row only unfurnished apartments. Short-term, tourist and shared lets are not counted. The yield is gross, before rental income tax, building costs and vacancy.

Apartments in Paris are rented all year round by students, company staff and families, and rent control sets a maximum rate per m² for each quarter that a landlord cannot exceed. Since 1 January 2025 a main residence can be let to tourists for no more than 90 days a year, with the city registration number in every listing, and a second home only after a change of use with compensation. So the yield in the table is calculated on long-term letting.

Homes with energy class G cannot be let to new tenants since 2025, class F from 2028 and class E from 2034, so the class of the apartment is checked before the deposit. A non-resident's rental income is taxed at 20% up to $33,300 (29,579 euros) a year and 30% above, plus 17.2% social contributions. On sale, 19% and 17.2% are paid on the gain, with full exemption after 22 and 30 years of ownership. Rates and examples are on the page taxes in France.

What costs to add to the price of an apartment

From a private seller the main payment is the transfer tax, 6.32% of the price in Paris. For an apartment at $450,000 (400,000 euros) it is $28,410 (25,280 euros), and with the notary, extracts and registration $35,150 (31,280 euros), 7.9% on top of the price. A first-time buyer of a main residence does not pay the higher rate of the tax. In a new building from a developer 20% VAT is already in the price, and the transfer tax is reduced, about 0.71%.

PaymentApartment at $450,000 (400,000 euros)Share of price
Transfer tax from a private seller$28,410 (25,280 euros)6.32%

Total on top of the price$35,150 (31,280 euros)7.9%
New building from a developer20% VAT already in the pricetax about 0.71%

Data for 2026: the transfer tax rate is set by the department and the commune, the notary tariff by the state. The money goes through the notary's account, a French bank account is not needed for the deal, and the seller pays for the energy diagnosis and other checks. A manager will calculate the costs for a specific apartment.

In Paris the area and the owners' meeting minutes are checked before the deposit

Mistakes cost more than the tax: the area under the Carrez law is smaller than in the listing, the energy class is G, with which the apartment can no longer be let to new tenants, or F, with which it cannot be let from 2028, the owners' meeting has already approved an expensive facade or roof repair, the seller has debts on building charges, a second home is let to tourists without a change of use. Murblz support removes these risks: we select the apartment, check the area, diagnostics, meeting minutes and the seller before the deposit, and handle the deal at the notary up to title registration together with local licensed partners.

The cost of support depends on the budget and the purpose of the purchase; a manager will calculate it in the chat.

Does buying an apartment give a residence permit

Buying an apartment does not give a residence permit in France: it is obtained on other grounds, and your own apartment in Paris covers the housing requirement. To live in the city, people take the visitor visa with income of about $1,700 a month per person, without the right to work for an employer. Grounds and timelines are on the pages how to get residency in France and visitor visa.

Foreigners buy apartments on equal terms with French citizens, with no permits and no limits by arrondissement. EU banks do not accept deposits over $113,000 (100,000 euros) from Russian citizens without EU residence, and the notary checks the source of funds, so the payment route is planned before the deposit.

How we select an apartment

  1. Goal and budget: living in Paris, letting, a home for children while they study, or all at once. A manager clarifies the arrondissement, the commute to work, university and schools, the size, the floor and the payment method.
  2. Shortlist: apartments at the seller's price, with building charges, energy class and a yield calculation based on rents in the arrondissement.
  3. Checks: encumbrances in the register, the area under the Carrez law, minutes of owners' meetings and approved works, the seller's debts on building charges, the mandatory diagnostics.
  4. Deal in person or by power of attorney: a preliminary contract with a deposit and 10 days to withdraw, the final deed at the notary and registration of title.

A manager will send a shortlist in the chat, with seller prices on the date of the shortlist.
