In the city apartments are rented monthly by people who have moved to live by the sea, and in winter by seasonal visitors.
| Zone | Monthly apartment rent, median | Yield per year |
|---|---|---|
| Hurghada without the resort towns | $460 (25,000 pounds) | 6.4% |
| Resort towns: El Gouna, Makadi, Sahl Hasheesh, Soma Bay | $700 (38,200 pounds) | 5.2% |

The annual property tax is 10% of the estimated annual rental value after a 30% deduction for expenses. On sale the seller pays 2.5% of the price. A Russian tax resident declares rental income in Russia and notifies the tax service of an Egyptian bank account. Rates and examples are on the page taxes in Egypt.
What costs to add to the apartment price
Egypt has no tax on buying a home, so on top of the price of an apartment at $50,000 (2,723,600 pounds) the buyer mainly pays the title registration fee under Law No. 9 of 2022 and a lawyer. In new buildings a maintenance deposit for the complex is added under the contract, and the 2.5% tax on sale is paid by the seller.
| Payment | Apartment at $50,000 (2,723,600 pounds) | Share of price |
|---|---|---|
| Purchase tax | none | 0% |
| Title registration fee at the real estate registration office | under Law No. 9 of 2022 | set by law |
| Legal check, Arabic translation of the contract and filing for registration | by the lawyer's tariff | separate from fees |
| Complex maintenance deposit | under the contract with the management company | under the contract |
| Total on top of the price | registration fee, lawyer and contract deposits | no purchase tax |
Data for 2026: the registration fee is Egyptian Law No. 9 of 2022 on real estate registration, the tax on sale is Egyptian tax law. Dollars at the Google rate on 20 October 2026, 54.47 pounds per dollar. A manager will calculate the costs for a specific apartment.
In Hurghada the apartment is checked before the deposit
Mistakes cost more than the fees: an apartment under a contract with no register record, which gives neither full title nor a residence permit, a new building where the listed price is only the first instalment, payment not from abroad that will not count for the status, debts on complex maintenance fees. Murblz support removes these risks: we find an apartment, check the register record, the seller's title and debts, and handle the contract, the money transfer through an Egyptian bank, title registration and residence permit documents together with locally licensed partners.
The cost of support depends on the budget and the goal of the purchase; a manager will calculate it in the chat.
Does an apartment in Hurghada give a residence permit
An apartment from $50,000 gives an Egyptian residence permit for 1 year, from $100,000 for 3 years and from $200,000 for 5 years, and the status is renewed while the apartment is owned. A purchase from $300,000 opens the way to citizenship: the apartment is held for at least 5 years, with a fee of about $10,000 on application. The money comes from abroad in foreign currency through an Egyptian bank, and the title is recorded in the real estate register. On the list above, the apartment in El Hadaba for $50,000 meets the 1-year threshold, the apartments in Makadi for $107,000 and in El Gouna for $175,000 the 3-year one, the apartment in Sahl Hasheesh for $211,000 the 5-year one, and the 142 m² apartment for $350,000 meets the citizenship threshold.
A foreigner buys residential properties of up to 4,000 m² each outright, and an apartment can be sold no earlier than after 5 years. Hurghada, El Gouna, Makadi and Sahl Hasheesh lie on the mainland coast of the Red Sea, so the Sinai Peninsula restrictions do not apply to them. More on the page Egypt citizenship by investment.
How we select an apartment
- Goal and budget: living by the sea, letting, a residence permit or citizenship. A manager clarifies the area, distance to the beach, size, furniture and payment method.
- Shortlist: completed apartments with the seller's price in dollars and pounds, maintenance fees and a yield estimate based on rents in the area.
- Check: registration of the apartment and land at the real estate registration office, the seller's title, the developer's permits, debts on maintenance fees and utility bills.
- Deal in person or by power of attorney: a contract translated into Arabic, payment from abroad in foreign currency through an Egyptian bank, title registration and residence permit documents.
A manager sends the shortlist in the chat, with sellers' prices on the date of the shortlist.
