Citizenship by buying property is a passport a state grants to a foreigner for buying a home above a set price and promising not to sell it for several years. No relocation, language exam or years of waiting for permanent residency are needed.
Which countries grant citizenship for buying property
In 2026 seven countries grant a passport for a home, with entry thresholds from $200,000 in Dominica to $400,000 in Turkey. The figures below come from the citizenship authorities of these countries in 2026.
Data for 2026
| Country | Property from | Holding period | Fee on top for one applicant | Processing time |
|---|---|---|---|---|
| Turkey | $400,000 by valuation | 3 years | 2% of the price - the buyer's share of the title deed fee | 4-8 months |
| Egypt | $300,000 | 5 years | ~$10,000 government fee | 6-12 months |
| Dominica | $200,000 | 3 years | $75,000 government fee | 3-6 months |
| Grenada | $270,000 for a share, $350,000 for a whole unit | 5 years | $50,000 government contribution | 4-9 months |
| Antigua and Barbuda | $300,000 | 5 years | $10,000 processing fee | 3-6 months |

| Saint Kitts and Nevis | $325,000 for a share, $600,000 for a house | 7 years | $25,000 post-approval fee | 3-6 months |
The price in the table is a floor: a cheaper purchase does not qualify. In the Caribbean only properties from the government list of approved projects count, usually shares in hotels and resorts.
Turkish citizenship by buying property: from $400,000
Turkey grants a passport for a home from $400,000 by valuation with a promise not to sell it for 3 years, under the rules of the Investment Office of the Presidency of Turkey in 2026.
The value is confirmed by a licensed appraiser's report, and the 3-year no-sale commitment is recorded on the title deed. Applications are decided by the General Directorate of Population and Citizenship Affairs of Turkey's Interior Ministry.

Your spouse and children under 18 get citizenship with you. You do not have to live in Turkey or pass an exam, and you keep your current citizenship.
A home from $200,000 gets you only a renewable residence permit in Turkey. Steps and documents are on the Turkey citizenship by investment page.
Egyptian citizenship through real estate: from $300,000
Egypt grants a passport for a home from $300,000 held for at least 5 years, under Egyptian Prime Ministerial Decree No. 876 of March 2023.
The money is sent in dollars from abroad, and the property needs a registered title and a building permit. That makes checking the property's documents the main job before the purchase.

The government application fee is about $10,000, and a decision takes 6-12 months. Other routes to an Egyptian passport, from a $250,000 contribution to a business, are on the Egypt citizenship by investment page.
Caribbean citizenship through real estate: from $200,000 in an approved project
Five Caribbean states grant a passport for buying property in projects from a government list, from $200,000 in Dominica to $325,000 in Saint Kitts and Nevis.

It is usually a share in a hotel or resort rather than a separate apartment. The application goes through a licensed local agent, and the money is paid after approval in principle.
- Dominica - $200,000 plus a government fee of $75,000 for one applicant or $100,000 for a family of up to 4. Hold for 3 years, or 5 years if reselling to another program participant. More on the Dominica citizenship page.
- Grenada - a share from $270,000 or a whole unit from $350,000, plus a $50,000 government contribution, held for 5 years. Grenada has a treaty with the US that opens the way to the American investor visa. More on the Grenada citizenship page.
- Antigua and Barbuda - from $300,000, resale after 5 years, or earlier if you buy another approved property. You need to spend 5 days in the country during the first 5 years. More on the Antigua and Barbuda citizenship page.
- Saint Lucia - from $300,000 plus a $30,000 administration fee for one applicant, held for 5 years. More on the Saint Lucia citizenship page.
- Saint Kitts and Nevis - a share from $325,000 or a house from $600,000, held for 7 years, plus a $25,000 post-approval fee. More on the Saint Kitts and Nevis citizenship page.
Due diligence comes on top of every amount: $5,000 to $10,000 for the main applicant, under the fee schedules of the Caribbean citizenship units in 2026.
How much a passport through property costs with all fees
For one applicant the whole route starts at about $285,000 in Dominica: $200,000 for the property, a $75,000 government fee and about $10,000 in checks and fees.
Besides the property price, the budget includes:
- a government fee or contribution - from $25,000 to $75,000 in the Caribbean;
- due diligence - $5,000 to $10,000 for the main applicant;
- a title deed fee - in Turkey the buyer's share is 2% of the price;
- passports, translations and certification of documents, and a legal check of the property.
After the holding period the property can be sold, while fees and checks are not refunded. A manager will work out the exact budget for your family in the chat.
Who can apply for citizenship through property
Turkey and Egypt accept applications from Russian and Belarusian citizens on the general terms, while the Caribbean programs have worked with applicants of other nationalities since 2022.
Every program looks at all of an applicant's passports, so a second citizenship does not change the terms. A manager will check which countries are open to your passport before any payment.
Where a home gets you residency and a passport later
In Europe in 2026 no country grants citizenship for buying property: a home in Greece, Cyprus or Serbia gets you a residence permit or permanent residency, and the passport comes through years of living there.
Spain and Bulgaria also grant a passport only after years of residence: their investment programs closed in 2025 and 2022. Countries where a home gets you residency, with 2026 thresholds, are compared in our article on residency through real estate.
